Lake Travis looks dramatically different than it did not long ago.

Following significant Hill Country rainfall and inflows in July 2026, Lake Travis rose above its 681-foot full water-supply elevation and into its flood pool. LCRA began floodgate operations at Mansfield Dam for the first time since 2019, and Lakes Travis and Buchanan were filled for water-supply purposes for the first time since 2019.

As this article is published in late August 2026, Lake Travis remains near full. LCRA reported the lake at approximately 679.1 feet above mean sea level on August 25.

For homeowners, boaters and anyone who loves Lake Travis, the transformation has been remarkable.

For real estate buyers, it also creates an ideal opportunity to understand how Lake Travis waterfront actually works.

Because one principle remains true whether the lake is high or low:

Lake Travis is designed to fluctuate.

And when you're buying waterfront property, the characteristics of the individual homesite matter far more than how beautiful the water looks on the day you tour it.

What Does “Full” Mean on Lake Travis?

LCRA considers Lake Travis full for water-supply purposes at an elevation of 681 feet above mean sea level, commonly abbreviated as feet msl.

At that elevation, Lake Travis holds approximately 1.115 million acre-feet of water, or roughly 363 billion gallons.

But “full” does not mean the lake cannot rise higher.

Lake Travis is the only lake in the Highland Lakes chain specifically designed to store floodwaters. Above 681 feet, the reservoir has capacity for approximately 776,000 additional acre-feet of floodwater, with the top of its flood pool at 714 feet msl.

That distinction is fundamental to understanding Lake Travis.

Lake Travis Is Supposed to Fluctuate

This may be the single most important fact for a prospective waterfront buyer to understand.

Lake Travis is not a constant-level lake.

Lakes Travis and Buchanan are the two primary water-supply reservoirs in the Highland Lakes system. They capture water during wetter periods and hold it for use during drier periods. Their levels therefore rise and fall over time.

The historical record illustrates just how significant those fluctuations can be.

According to LCRA, Lake Travis reached its recorded high of 710.44 feet msl on December 25, 1991. Its recorded low was 614.18 feet msl on August 14, 1951.

Those historical extremes do not predict what will happen at a particular property in the future.

They demonstrate why Lake Travis waterfront should be evaluated as part of a dynamic reservoir rather than as though the shoreline will always remain in the same place.

A Near-Full Lake Can Make Almost Every Waterfront Property Look Compelling

When Lake Travis is close to 681 feet, water reaches farther into coves and higher along shorelines than it does during significant drought conditions.

The visual difference can be extraordinary.

But buyers should resist evaluating waterfront solely on its current appearance.

A property that provides an impressive waterfront experience near full lake elevation may function very differently when the reservoir falls.

Another property may continue to provide useful boating access at substantially lower elevations.

That distinction can be extremely important to a buyer whose priority is boating.

Today's Water Depth Is Only One Data Point

Imagine touring two Lake Travis waterfront homes on the same day.

Both have beautiful water behind them.

Both have docks.

Both appear to provide excellent lake access.

That does not mean the waterfront is equivalent.

A more complete evaluation may consider:

  • current water depth,
  • lake elevation when that depth is measured,
  • lakebed configuration,
  • cove location,
  • dock position,
  • shoreline slope,
  • route to broader navigable water,
  • and the type of boat the buyer intends to use.

The question is not merely:

“How much water is here today?”

It is:

“How does this particular waterfront function as Lake Travis changes?”

This Is Why “Deep Water” Requires Context

“Deep water” is one of the most frequently used phrases in Lake Travis real estate.

Without context, however, it can tell a buyer surprisingly little.

How deep?

Measured where?

At what lake elevation?

At the shoreline?

At the dock?

At the end of the dock?

In the channel beyond it?

A water-depth measurement becomes much more informative when it is paired with the approximate Lake Travis elevation at the time it was taken.

For serious boaters, that distinction matters.

A Dock in the Water Today Does Not Tell the Entire Story

Near-full conditions can restore water access to areas that looked very different during lower lake levels.

But buyers purchasing waterfront property should still evaluate the dock independently.

Consider:

  • water depth,
  • dock configuration,
  • flotation and anchoring,
  • boat lifts,
  • electrical systems,
  • structural condition,
  • route to navigable water,
  • and access between the residence and dock.

LCRA requires residential docks on Lake Travis to meet its safety standards for matters including flotation, lighting, access, anchoring and maximum distance from shore. LCRA currently does not require a permit, registration or fee for residential docks of 1,500 square feet or less, although other local or private requirements may apply.

And importantly, not every shoreline location is suitable for a dock.

LCRA specifically identifies very shallow areas, narrow coves, rocky terrain and hazardous locations among circumstances that can prevent a dock from complying with applicable standards.

Look at the Lakebed When You Can

One interesting consequence of Lake Travis's recent rise is that features exposed during lower water are now submerged again.

Those lower-water periods can provide valuable information for prospective buyers.

Historical photographs may reveal:

  • lakebed configuration,
  • underwater shelves,
  • channels,
  • rock formations,
  • the path toward deeper water,
  • dock positioning,
  • and how significantly the shoreline changed as the lake declined.

Lower-water photographs should not automatically be viewed negatively.

For an informed waterfront buyer, they can be useful due-diligence material.

Seeing the same property at several different lake elevations can sometimes provide more information than seeing it only under ideal near-full conditions.

Public Boat Ramps Demonstrate Why Elevation Matters

Public boat ramps around Lake Travis provide a useful illustration of how dramatically physical conditions can vary by location.

LCRA publishes minimum usable lake elevations for many public boat ramps, and those elevations differ from one ramp to another.

For example, LCRA currently identifies minimum usable elevations of 647 feet msl at Arkansas Bend, 662 feet at Gloster Bend Recreation Area and 667 feet at Camp Creek Park and Cypress Creek.

Why are they different?

Because the physical relationship between the land and water differs by location.

The same general principle applies to private waterfront.

Different shoreline and lakebed configurations respond differently as lake elevation changes.

That is why broad statements such as “this side of the lake has better water” are considerably less useful than evaluating the individual property.

Cove Waterfront and Broader-Water Waterfront Behave Differently

Near-full conditions can make Lake Travis coves particularly attractive.

But buyers should understand the tradeoffs.

A cove may offer a more protected waterfront setting with less exposure to some open-water conditions.

A broader-water location may provide expansive views and more immediate access to larger portions of the lake.

Neither is automatically superior.

Cove depth varies significantly by location and lake elevation. Broader-water locations may experience greater exposure to wind, waves and boating activity.

The right choice depends on the individual property and how you intend to use it.

High Water Is Also a Reminder to Look Up

Lower lake levels naturally cause waterfront buyers to ask:

“What happens if the lake goes down?”

Higher lake levels should prompt the opposite question:

“What happens when Lake Travis rises?”

Lake Travis's 681-foot elevation is its full water-supply level—not the highest elevation the reservoir can reach.

The lake's flood pool extends above that elevation, and LCRA's historical records document multiple events in which Lake Travis rose well above 681 feet.

That makes floodplain conditions, shoreline improvements, dock anchoring, elevation and access important considerations as well.

Waterfront buyers should evaluate both sides of the equation:

What happens when the lake falls—and what happens when it rises?

Don't Confuse Current Lake Level With Floodplain

This distinction is particularly important.

The current elevation of Lake Travis does not, by itself, establish whether a residence or another portion of a particular property lies within a regulated floodplain.

Likewise, the lake's 681-foot full water-supply elevation is not a universal residential building line.

Floodplain and development determinations are property-specific and should be evaluated using applicable floodplain mapping, surveys, elevation information and the requirements of the appropriate governmental authorities.

What Should Buyers Ask While Lake Travis Is Near Full?

This can actually be an excellent time to tour waterfront property.

Buyers can experience Lake Travis with abundant water while simultaneously investigating how a property functioned during lower-water periods.

Useful questions include:

  • What did this waterfront look like when Lake Travis was substantially lower?
  • Are historical photographs available?
  • Is there reliable historical information about dock usability at lower lake elevations?
  • What is known about the lakebed configuration?
  • Where is the deeper channel?
  • How does the dock accommodate changing lake levels?
  • How is the dock anchored?
  • What is the route from the residence to the water?
  • Are floodplain conditions relevant to the property?
  • What is known about the property's experience during previous high-water events?

Not every seller will know every answer.

That does not make the property unsuitable.

It simply identifies areas where additional investigation may be appropriate.

Sellers Can Learn Something From This Too

For Lake Travis waterfront sellers, current conditions provide an exceptional opportunity to showcase a property's relationship with the lake.

But sophisticated waterfront marketing should do more than photograph beautiful blue water.

When accurate and supportable, useful information can include:

  • private dock features,
  • boat-lift configuration,
  • shoreline characteristics,
  • waterfront access,
  • historical photographs at different lake elevations,
  • lake-elevation context for water-depth measurements,
  • and the property's relationship to broader navigable water.

Lake Travis buyers increasingly understand that not all waterfront is equivalent.

The more accurately a listing communicates its waterfront characteristics, the better equipped buyers are to understand what makes that particular property distinctive.

Current Conditions Are Wonderful. Historical Context Is More Valuable.

Lake Travis returning to full water-supply conditions in July—and remaining near full in late August—is something worth celebrating.

But from a real estate perspective, the recent change provides an even more valuable lesson:

Lake Travis changes.

Properties respond differently when it does.

That is why waterfront expertise requires more than knowing which homes have docks or which listings photograph beautifully.

It requires understanding how the residence, homesite, shoreline, lakebed, dock, topography and lake interact.

Never evaluate Lake Travis waterfront at only one lake level.

Today's waterline is a snapshot.

The better questions concern how the property functions through the fluctuations that define Lake Travis.

Understand the lakebed.

Understand the dock.

Understand the shoreline.

Understand the elevation.

And understand how those pieces work together.

Because when buying Lake Travis waterfront, you're not simply buying the view you see today.

You're buying a long-term relationship with a lake designed to change.
