Austin Business Journal shares, "Downtown Austin’s next condo tower is slated to begin construction and sales in 2025, and the West 14th Street property already is generating plenty of interest.

Luminary, a 400-foot-tall condo tower from Northland Living, a development arm of Canadian hospitality giant Northland Properties Corp., will have 293 condos along with ground-floor retail space and one level of office space.

Kevin Burns, CEO of Austin-based Urbanspace, which is handling marketing and sales for the project, said there's already been more than 400 inquiries for the condos even though sales haven't officially started and prices haven't been set.

"And that’s without spending the advertising dollars," he said. "That’s just simply sending out emails to Urbanspace’s existing clientele.”

Luminary's sales center will open at the beginning of 2025 at the corner of 15th and San Antonio streets. Construction also will start next year, Burns said.

The Combined Law Enforcement Associations of Texas is planning to occupy office space in the tower when it's finished. CLEAT’s current offices are located in an existing building at Luminary’s 14th and Guadalupe site, and the building will need to be demolished before Luminary can rise in its place.

Urbanspace previously has worked with Luminary’s general contractor and designer on two condo projects downtown: Intracorp’s 44 East Ave and Urbanspace’s own Modern Austin Residences. Flintco LLC is the general contractor for Luminary and Page Southerland Page is the designer, combining with Urbanspace to form a “go-to” team for Austin-area condo projects.

Luminary "has the A-Team,” Burns said. “This project brings to the table the knowledge and experience of multiple projects, back to back to back (and) kind of taking the best practices of each.”

Luminary will go up at the northern edge of downtown, a quadrant of the Central Business District that Burns said is beginning to take shape with multiple new hotels, restaurants, parks and more. Located near the Capitol, multiple preschools and plenty of small businesses, he said Luminary is suitable for single people as well as for those with families.

In addition, Luminary will have a unique view of downtown. A newly released rendering of one of its penthouse units — which will be around 2,700 square feet, Burns said — shows off a south-facing view of Austin’s ever-growing skyline, a rare sight for Austinites unless they’re living in one of the student housing towers in the West Campus area."
