On Friday, February 27, the district and developer NRP Group celebrated the groundbreaking of the Anita Ferrales Coy redevelopment in East Austin. The new development will be located at the former site of the school of the same name on Gonzales Street.


The site will soon become mixed-use housing for the Austin ISD community, and will be designed to help teachers and district staff find affordable housing within the city while also continuing to work within the district.


Leaders say the first phase of the project will open up more than 300 units. It is part of a larger two-phase plan to transform the 18-acre property into two apartment buildings.


&quot;Everyday, our educators pour their hearts into our students, often commuting far from outside the city to do so,&quot; Austin ISD Superintendent Matias Segura said at Friday's groundbreaking. &quot;They give so much to our community and it's only right that we build them a space to live, providing a place to call home right here in the heart of Austin.&quot;

Based on preliminary plans for the site presented to the Austin suburb, SEC Planning Principal Mark Baker said Pulte hopes to begin building homes in 2028. The entire project's estimated completion was set for 2031.


The project would sit in Leander's extraterritorial jurisdiction and abut County Road 267 and Equine Road.


Residents would be near neighbors to D.R. Horton’s Bar W Ranch community, which came in at No. 17 on ABJ’s list of fastest growing neighborhoods in 2024. Santa Rita Ranch – the metro's largest growing neighborhood – sits north of the Pulte site.


Residents would also be close to the Leander Tech Park, which started construction last October, and the 116-acre Northline development.


Pulte initially wanted three types of zoning for the project, but it scaled back the request to include only single-family urban and single-family limited use.  The original proposal, which included 204 proposed lots, garnered concerns from commissioners over water usage.


Of the now 191 planned lots, 83 would be 60-foot lots and 108 would be 50-foot lots. As home developers and builders look to improve housing affordability, commissioners were optimistic about the revised plans bringing more variety to the area.


“We can’t just keep approving 70-foot lots and acre-lots for housing in this community,” said Commissioner James Oliver. “I think we do need to allow for that kind of (smaller lot) construction because we do need the inventory and it helps bring prices down.”


Leander City Council is next to review the proposed zoning change. Baker said zoning is only the first step in the project's entitlement process, which he expects to stretch through 2026.&quot;

Freehold Capital Management is developing the property and expects to deliver some lots in 2029, according to a Freehold representative.


A portion of the 727-acre tract currently houses mining operations. The company is in the early stages of feasibility and entitlement, the representative said, so Yearwood's phasing and final home count remain up in the air. Peregrine Investments and Cross Lake Partners are also working on the project. 


Georgetown City Council heard a presentation on Feb. 10 for a potential in-city municipal utility district associated with the development. Located at the intersection of Rattlesnake Road and Ronald Reagan Boulevard, developers are requesting the site be annexed into Georgetown city limits.


Plans indicate a wastewater treatment plant and fire station may be located on site. Per MUD policy, the city of Georgetown would provide water and wastewater services for the development.


Freehold Regional President Matt Matthews told council members the company also plans to develop the 855-acre site directly north of Yearwood. To better reflect the Yearwood site and surrounding property's anticipated use, Assistant City Manager Nick Woolery said staff wants to change the broader area's current mining and rural residential land use designation.


Considering the property's status as a mining site, “timing is pretty critical on this property,” Woolery said.


City Council members expressed concerns about the property changing from mining to housing, but Matthews said they are assessing how to properly repurpose the quarry. Making use of existing site features, the property's spring-fed quarry lake will become the center for neighborhood amenities.


Freehold's current plans suggest 35 of Yearwood may be age-restricted housing, which Matthews said creates room for diverse housing opportunities and may appeal to homebuyers looking for communities similar to Sun City's Georgetown neighborhood.


“It's something we'd like to explore with the city,” Matthews said, though several council members said they would want markedly less housing set aside.&quot;

Austin Business Journal reports, &quot;As Bastrop County sustains commercial and residential interest, the SilverLeaf neighborhood plans to bring over 900 lots to the bubbling region.


The site developer is MA Partners, which has helmed commercial and residential projects such as Austin's Avery Ranch and the Hutto Co-Op District. The company is currently working on 283 home lots for the neighborhood's first phase, which is in an unincorporated area northwest of Bastrop.


Of those 283 lots, Taylor Morrison, Drees Custom Homes and Saratoga Homes will respectively bring 158, 30 and 84 houses online. The build out adds to Taylor Morrison's high volume activity in the metro, which was the second-highest in ABJ's 2025 volume homebuilders list (below this article).


A representative from MA Partners said SilverLeaf's future phases could include other homebuilders.


The neighborhood will add to a wave of residential and commercial interest in Bastrop County. SilverLeaf is right around the corner from The Colony, a 2,300-acre neighborhood currently boasting around 2,000 homes with many more to come.


Film studios as well as tech manufacturers are some of the latest industries making use of the county's land availability. Elon Musk’s business hub, which houses The Boring Co., a SpaceX facility and X's headquarters, is just a stone’s throw from SilverLeaf.


Homes currently listed on the development's website are selling in the $300,000 to $500,000 range. With &quot;attainable, thoughtfully planned homes&quot; and the project's proximity to major employment centers, SilverLeaf should appeal to local professionals &quot;seeking quality of life without sacrificing convenience,&quot; an MA Partners representative said.


On top of amenities like a pool, fishing pond and green spaces, the development will also house a new elementary school under Bastrop Independent School District. &quot;

Austin Business Journal shares, &quot;With plenty of housing inventory and not enough interested buyers, Texas home sellers were the underdogs in the 2025 market. The start of this year is reflecting some of that — but that's not expected to be the case later in 2026.


Texas Realtors' 2025 Homeselling Experience Report shows Realtors had to curb sellers' pricing hopes and encourage concessions, which rang especially true in the Austin metro.


Looking at sales from January to November, 75 of Realtors across the state said at least one client thought their home value was more than 10 higher than their agent's estimate. Only 7 of the optimistic sellers closed at elevated prices.


As early indicators signal a pickup in market activity for 2026, Texas Realtors Chairman Jennifer Wauhob said the data shouldn't be a cause for concern for agents and sellers. One positive point for sellers was 59 of recent sales had multiple offers on the table – a trend that has already picked up in the new year, Compass Realtor Amanda Trevino said.


High pricing expectations aren't new. Wauhob said that trend has carried since the &quot;unprecedented&quot; low interest rates and high demand environment from several years ago.


Austin had such extreme price increases during the Covid rush,&quot; she said. &quot;I know the Austin market has been particularly affected by these homes that are sitting longer.&quot;


First American's January 2026 home price index data shows the Austin metro's prices fell 2.2 year over year, with starter and mid-tier homes slumping by 2.8 and 2.9 respectively. Unlock MLS's January report found the average home in the metro closed at 91 of its list price, down from 92.3 in January 2025.


Hedging client expectations has carried into 2026 for Moreland Properties agent Greg Walling, who specializes in Austin luxury sales. His clients who bought before 2019 are &quot;doing just fine&quot; in the current market, he said on Jan. 29, but sellers who purchased their homes in the early 2020s are now pushing to list at those pandemic boom prices.


&quot;(The pricing gap) is just a hard pill for some of those folks to swallow,&quot; he said. &quot;That was the market at the time ... and now to get out of it, we're either gonna have to ride this wave for a while or sell (the house) at a loss.&quot;


Sellers are increasingly concerned about selling for less than they paid. About 33 of Texas sellers worried their home would sell at a loss, marking a 14 increase from 2024.


Trevino said some of her clients would rather take their homes off the market than &quot;accept something less&quot; than their listing price.


Concessions were the name of the home selling game as buyers gained the upper hand last year. Redfin data shows Austin's sellers outnumbered buyers 17,259 to 7,555 in December, and 57 of recent sales sat on the market for more than a month.


Only 7 of Realtors' most recent home sales ended with no concessions and sales above asking price. To close the deal, 52 of buyers made out with purchases below asking price and 45 of sales required buyer-requested repairs before closing.


With buyers taking the reins in the 2025 market, Trevino said she's continued to tell her clients to expect repair requests before closing. In the past year, she said it's also &quot;been a lot harder&quot; to keep contracts from terminating during negotiations.


&quot;(Buyers) really want perfection in the house they're buying,&quot; she said. &quot;They have more power than they have had in previous markets, and they don't want to do work on the home.&quot;


Though this year poses a potential upturn, Wauhob said sellers should continue to lean on agents to cross the finish line.


&quot;Partnering with somebody who does this day in and day out can be really beneficial and save you from wasting a lot of time lingering on the market,&quot; she said.&quot;
