"Austin boasts some of the biggest houses in the country, new ranking shows"

CultureMap Austin writes "If everything’s bigger in Texas, that should include our homes, right? Well, a new study shows homes in the Lone Star State are among the biggest in the country — but not the biggest.

Texas appears at No. 11 on American Home Shield’s list of the states with the biggest houses. In Texas, the average home is 2,170 square feet, well behind top-ranked Utah (2,800 square feet).

But don’t despair, fellow Texans. Six Texas cities, including Austin, land on American Home Shield’s list of the top 20 major cities for home size. This list looks at average home sizes in the country’s 50 largest cities.

Forecast shows Austin-area population could surpass San Antonio by 2040

No one can gaze into a crystal ball and tell us what the population of the Austin metro area will be two decades from now. Forecasts from professional prognosticators give us a pretty good idea, though.

A CultureMap analysis of the most recent population projections from the Texas Water Development Board, a government agency that helps manage the state’s water supply, shows the Austin area may enter eye-popping territory by 2040. The analysis indicates the population of the Austin metro area will exceed the population of the now-larger San Antonio metro area in just 18 years.

Austin company taking tiny home rentals to San Antonio

Austin-based Casata Corp., a developer of small home rental communities, is turning its gaze on San Antonio as it expands across the rest of Texas.

The company, founded in 2020 by developer Aaron Levy, is scouting five locations around San Antonio for a 200-unit community of built-to-rent homes with floor plans ranging between 400 and 800 square feet.

"We like cities where jobs are being created," Chief Operating Officer Zain Mahmood told San Antonio Business Journal.

The company also looks at the entertainment and shopping options nearby.

Austin's million-dollar home sales are rivaling Dallas, Houston

Million-dollar home sales in Austin have skyrocketed along with the rest of the market, coming neck and neck with luxury sales in Dallas and Houston.

The number of Austin's luxury sales from January-May 2022 was almost double the number of sales for the entire year of 2018, according to a report from the Texas Real Estate Research Center at Texas A&M University.

While Houston, Dallas-Fort Worth and San Antonio saw sales spike in 2021, luxury home sales had remained relatively stable before that.

The Dallas area still leads the charge on luxury real estate sales but the study says Austin is poised to surpass Houston soon. Austin’s population is one about one-sixth of the Houston metro area.

Texas metros top ranking for apartment demand

As new residents continue to flood in, Austin, Dallas-Fort Worth, and Houston now have the highest apartment demand in the nation.

The largest Texas metros took the top three spots in a ranking of the increase in apartments needed to meet projected demand by 2035 in a study commissioned by the National Apartment Association and the National Multifamily Housing Council.

The study calculated the needed percentage growth in local rental stock as well as the absolute number of new apartments necessary to meet demand over the next 13 years. The combined weighted average ranked the Texas metros highest in projected rise in demand, according to the Austin Business Journal.

Could Austin surpass D-FW as Texas’ top luxury home market?

Dallas-Fort Worth has been the longtime leader in luxury home sales, but it has a strong competitor further south on Interstate 35.

In the Houston, Dallas-Fort Worth and San Antonio areas, the number of homes sold for $1 million or more in the first five months of 2022 was about on par with the number sold in all of 2018, according to a new report from the Texas Real Estate Research Center at Texas A&M University. But in Austin area, the number of home sales is already double its 2018 total.
