Business along Rainey Street. DAVE CREANEY

Austin Business Journal writes, "Austin’s Rainey Street is about to emerge from a construction cocoon — solidifying its longtime transformation from a once sleepy, residential street into one of the densest areas in Texas, if not the country.

The district in downtown Austin has been years in the making. It was a hub of late-night entertainment and barhopping in the 2010s, and a flurry of high-rise construction in recent years has made it difficult for bars and businesses to bring in patrons.

Once the dust settles, however, the new Rainey Street Historic District will become its own ecosystem. Thousands will call the area home, in addition to a mixture of hotels, offices, retailers, restaurants and a host of both daytime and nighttime activities.…

Austin Business Journal shares, "Downtown Austin’s next condo tower is slated to begin construction and sales in 2025, and the West 14th Street property already is generating plenty of interest.

Luminary, a 400-foot-tall condo tower from Northland Living, a development arm of Canadian hospitality giant Northland Properties Corp., will have 293 condos along with ground-floor retail space and one level of office space.

Kevin Burns, CEO of Austin-based Urbanspace, which is handling marketing and sales for the project, said there's already been more than 400 inquiries for the condos even though sales haven't officially started and prices haven't been set.

"And that’s without spending the advertising dollars," he said. "That’s just simply sending…

Austin Business Journal shares, "Elgin’s housing boom is set to continue after City Council approved an amendment to a previously approved development agreement that will allow the developer to build more dense housing in an upcoming master planned community.

The original development agreement for Southside Meadows, as the development is called, was approved in May 2023 and would have seen 526 single-family homes built, but that number has swelled to 763 with the amendment approved Sept. 3, according to the meeting agenda. The homes are being planned as developers descend upon Elgin to build thousands of new homes.

Developer Hariharan Kuppuraj owns the 174 acres where the master-planned community will be built along County Line Road, just south…

Cedar Park holds the wealthiest ZIP among suburbs, but overall in the metro it ranks 18th. DAVE CREANEY

Austin Business Journal writes, "The Austin Business Journal recently revealed that the metro's wealthiest ZIP code is in the core of the city: downtown Austin.

But what about when you venture outside of city limits? That honor belongs to Cedar Park's 78613 ZIP code, which came in at No. 18 on the list.

American City Business Journals, ABJ's parent company, used a weighted formula with numerous factors, including per capita income, home equity, typical home value, estimated savings and poverty rate to determine the wealthiest ZIP codes.

That determined that wealth looks different in the suburbs. The 78613 ZIP code, which roughly spans north from the Lakeline Mall off Farm to Market Road 620 to New Hope Drive, has a per capita income of around…

Towers Austin shares, "The 56-story Modern Austin Residences condo tower project celebrated its official “topping out” this week, with the building now reaching its maximum structural height of 658 feet at the northeast corner of Davis and Rainey Streets on the north end of the Rainey Street District in downtown Austin. It’s just one of multiple tower projects currently redefining the skyline of this neighborhood, which already contains the densest residential population in downtown and is set to gain hundreds more homes in the years to come — including 320 new residences at the Modern, with 21 of those condos income-restricted under the district’s affordable housing requirements.

The tower’s topping off obviously represents a milestone for the…

TOWERS writes, "The 41-story Vesper condo tower is now complete in the Rainey Street District of downtown Austin, with its first phase of move-ins kicking off this week. According to developers Pearlstone Partners and sales agency Prospect Real Estate, the building is currently 67 percent sold. The 452-foot tower broke ground in the summer of 2021, situated on a small 0.4-acre site at the edge of the neighborhood at 84 East Avenue, pretty tightly hemmed in on three sides by the Camden Rainey Street apartment building and a famously garish Homewood Suites.

It’s just one of a forest of towers now rising in the Rainey District, with the perspective of the aerial shot below showing not one, not two, not three, but four separate tower projects underway…

Flora will eventually be home to around 2,800 residences. EMPIRE CONTINENTAL LAND

Austin Business Journal writes, "Thousands of homes are headed to Hutto, where Houston-based Empire Continental Land LP is building a sprawling new neighborhood.

Empire Continental Land, the Texas land division of residential builder and developer Empire Communities, announced March 18 that work had begun on the project. Flora, as it is called, will rise on more than 800 acres and have nearly 3,000 homes once complete. It’s yet another example of massive neighborhoods sprouting in largely rural areas of the metro as Samsung Electronics Co. “Hutto is in a period of dynamic growth for both businesses and residential communities,” said Steve Sellers, president of…

Austin American-Statesman writes, "Pearlstone Partners is doubling down on its commitment to growing in Austin.

Over the next three years, the Austin-based real estate investment firm said it plans to add three new projects totaling upwards of $700 million to its expanding portfolio. The new developments will further redefine the skyline and urban living in the city, Pearlstone officials say.

The privately held Pearlstone — one of the largest providers of for-sale housing in and near downtown Austin —already has invested about $500 million in two completed residential projects and three that are under construction.

Now, it is seeking capital partners for three future projects. The planned projects will add an additional $700 million to…
