CultureMap Austin shares, "One of Austin's oldest clubs is doubling its tenure in town with a 50-year lease. Antone's Nightclub, which is wrapping up its 50-year anniversary celebrations in 2025, will stay open at 305 E. 5th St. until at least 2075, when it will celebrate its 100th anniversary.

The business announced the lease extension on social media. It attributed the extension to a grant by real estate nonprofit Rally Austin, formerly the Austin Economic Development Corporation, and the building's owner. Rally Austin steps in to preserve properties it considers important to the community, centering "purpose instead of profit," according to its website.

Austin Business Journal writes, "Look, in the air — it's a bird, it's a plane ... actually it's a big pool rising higher than a pool has gone in the history of Texas.

It's also our photo of the week. The penthouse pool at Waterline in downtown Austin has been set. MC Aquatic Construction in Georgetown gets much of the credit. The company is used to installing pools at apartment complexes and even a high-rise or two, but this project was at a completely other level.

The stainless steel pool was manufactured by Bradford Products LLC, and a crew from DPR Construction got it up there in a single bound under the supervision of developers Kairoi Residential and Lincoln Property Co.

Downtown residential projects completed in recent years include the 56-story The Modern Austin Residences developed by Urbanspace, the 41-story Vesper condo tower developed by Pearlstone Partners and The Linden, a 28-story condo tower developed by Reger Holdings LLC and the Armenia Group.

Austin Business Journal shares, "A downtown Austin apartment building has hit the market.

The building, called Elle West Ave. and located at 300 West Ave. across the street from a Trader Joe’s, is for sale, according to a listing from commercial real estate firm Newmark, which is marketing the building. Elle West Ave. is both a value-add opportunity and a redevelopment opportunity, said Patton Jones, vice chairman of Newmark’s Central Texas office.

Built in 2000, it has 205,125 square feet of space and four stories, with 239 apartments. Jones said it also has 6,536 square feet of ground-floor retail occupied by small businesses such as salons.

As of August, the apartments were 92.5% occupied and the retail space was 100% occupied.

Austin Business Journal shares, "Downtown Austin’s next condo tower is slated to begin construction and sales in 2025, and the West 14th Street property already is generating plenty of interest.

Luminary, a 400-foot-tall condo tower from Northland Living, a development arm of Canadian hospitality giant Northland Properties Corp., will have 293 condos along with ground-floor retail space and one level of office space.

Kevin Burns, CEO of Austin-based Urbanspace, which is handling marketing and sales for the project, said there's already been more than 400 inquiries for the condos even though sales haven't officially started and prices haven't been set.

The original development agreement for Southside Meadows, as the development is called, was approved in May 2023 and would have seen 526 single-family homes built, but that number has swelled to 763 with the amendment approved Sept. 3, according to the meeting agenda.
