Austin Business Journal reports, "Caliterra, a 600-acre master-planned community in Dripping Springs, is growing.

Developer SR Capital Management broke ground this week on The Ranch at Calterra, a $40 million expansion of the community at 26025 Ranch Road 12, according to an announcement. The new development phase will add more than 200 homes and home sites.

Caliterra’s original plans called for 616 homes, of which 575 have been built. Counting 232 more attributable to The Ranch, Caliterra’s total eventually will come to 848.

The homes at The Ranch, from builders David Weekly Homes, Drees Homes and Scott Felder Homes, will range from 3,000 square feet to 5,000 square feet and will be built on 80- and 100-foot lots. They will start in the…

Community Impact reports, "the average days spent on the market for Southwest Austin and Dripping Springs homes saw significant increases in September 2024 compared to September 2023 in all but three of the market’s eight ZIP codes, according to data from the Austin Board of Realtors.

In the 78736 ZIP code, the average time spent on the market soared by over 200%. Slight decreases were seen year over year in the 78737, 78748 and 78749 ZIP codes.

Median home prices saw slight decreases from September 2023 to September 2024 in all but the 78735 and 78745 ZIP codes, which saw increases.

Mansion Global writes, "Once the poster child for the pandemic housing boom, Austin, Texas, is seeing some of the nation’s steepest price declines for luxury homes, coupled with a growing supply of listings.

Luxury house hunters are now facing less competition and far more choice than even a year ago, marking an opportunity to buy before demand overwhelms supply again. There were 20% more luxury listings on the market in the greater metro area in the first quarter than a year ago, according to data from Realtor.com, which defines luxury as the top 10% of the market by listing price.

Austin Business Journal writes, "For the third-straight year, Georgetown is the fastest-growing city of at least 50,000 people by percent change, according to an analysis of data from the U.S. Census Bureau. Other Austin-area cities weren't far behind.

Georgetown's population reached 96,312 last year, according to newly released city-level data for the 12-month period spanning July 2022 to July 2023. That represents a gain of roughly 9,250 people from the year before — the eighth most in the country among cities of any size based on numeric gains.

Austin Business Journal reports, "Dripping Springs City Council will this week consider annexing and rezoning nearly 100 acres, clearing the way for hundreds of homes to rise in the fast-growing city west of Austin.

The property in question is a 97.4-acre slice of land located along U.S. Route 290 just east of Dripping Springs, according to the meeting agenda. If the annexation goes ahead and the land is rezoned as a planned development district, the project, known as Gateway Village, could have 307 single-family homes with lot widths of 50 to 60 feet. Plans also call for 7.2 acres of commercial land and 22.36 acres of open space.

Southern Land Company is developing luxury housing on 70 acres in Dripping Springs. SOUTHERN LAND COMPANY

Austin Business Journal reports, "pieces are falling into place for a new luxury single-family community in Dripping Springs, including its name.

Nashville-based Southern Land Company LLC said March 1 the neighborhood, first revealed in January 2022, will be called Lunaroya. Prices for the 28 homes will start at "under $2 million," said Jenna Lefever, SLC director of public relations.

Infrastructure work has been underway on the 70-acre community since the third third quarter of 2022 and home construction is expected to begin in September 2023.
