Austin Business Journal reports, "The expansive Thomas Ranch luxury housing development on Lake Travis has secured $106 million in financing for construction of infrastructure and initial homes in the master-planned community.

Thomas Ranch developers Areté Collective and the Wasatch Group will use the loan, underwritten by D.A. Davidson’s Development Finance Group, to complete roadwork, water and wastewater treatment plants and other infrastructure at the 2,200-acre development along State Highway 71 near Spicewood, according to a Dec. 3 announcement. The financing also will support construction of the first homes in Loraloma Private Club & Estates, a luxury enclave within Thomas Ranch where homes and homesites are now available.

That's according to The Business Journals' inaugural hottest housing markets ranking, which is based on third-quarter listing and sales data from Intercontinental Exchange Inc.

The ranking is intended to emphasize sales and pricing momentum in individual ZIP codes, using a weighted formula that includes quarterly and year-over-year comparisons. Located in the city of Lakeway, which is just outside of Austin, the roughly 2,300-square-foot home is perched on a bluff that overlooks Lake Travis.

The sellers are Karena Dawn, co-founder of the fitness brand Tone It Up, and her husband, Bobby Goldstein. The pair came across the home while boating on Lake Travis. When they found out it was for sale, they bought it for an undisclosed price in 2021.

Luxury house hunters are now facing less competition and far more choice than even a year ago, marking an opportunity to buy before demand overwhelms supply again. Salt Lake City-based developer Areté Collective LP has been toiling away on the first phase of construction — a private residential community named Loraloma — while Wasatch Premier Properties recently came on board to build hundreds of multifamily units on another 58 acres west of Austin. Community Impact writes, "a few ZIP codes in the Lake Travis-Westlake market saw an increase in home sales and median home prices compared to last year, according to data from the Austin Board of Realtors.

While prices and sales were down across the market, there were a few outliers. Homes in 78732 saw the biggest price jump at over 17% year over year. Sales were also up the highest year over year in this ZIP code by 40%.

Median prices in 78733 dropped the most in the market, going for $1.5 million last September to just under $900,000 this September.

Sales in the market were also a mixed bag. Homes in 78746 sold 15 homes both last year and this year. For the remaining six ZIP codes, three had more home sales than last year, and three had fewer sales…
