CultureMap Austin writes, "The number of houses for sale in the Austin metro has reached its highest level since 2022, and median home prices remained stable for the seventh month in a row, according to the October 2025 Central Texas Housing Report from Unlock MLS and the Austin Board of Realtors.

The median sale price for a home in the Austin-Round Rock-San Marcos metro area came out to $439,000 last month, only 1.4 percent more than the median sale prices in October 2024. Home sales dipped 9.6 percent from last year with 2,238 residential homes sold in the metro. More than 3,600 new listings were added to the market in October, which is 7.9 percent higher than last year, bringing the total number of active listings to 13,227 homes.

Austin Business Journal shares, "More homes are going to hit the market in 2026 — but don’t expect home prices to drop in the near future.

A new report by the National Association of Realtors predicts existing-home sales will jump by 14% in 2026. That’s because of a combination of dropping mortgage rates and improving market stability after several years. 

But, despite the number of new homes hitting the market, prices are still projected to go up by 4% in 2026, as demand remains steady and supply remains lower than normal. 

“Next year is really the year that we will see a measurable increase in sales,” said NAR National Economist Lawrence Yun. “Home prices nationwide are in no danger of declining.”

ATX Today reports, "130%. That’s the percent by which home sellers outnumber buyers in Austin, which was ranked the top buyer’s market in the country earlier this week.

The Capital City had more than twice as many sellers (17,403) as it did buyers (7,568) in September, according to a study from Redfin. That’s a pretty big swing for Austin, as sellers outnumbered buyers by 81% in September 2024.

Additionally, Texas tied with Florida for the most-represented state in the top 10, with San Antonio, Dallas, and Houston also appearing.

CultureMap Austin writes, "After an August declaration that Austin was becoming a buyer's market, the latest Central Texas Housing Report studied September data and found the metro's highest growth in closed home sales all year.

The new report from from Unlock MLS and the Austin Board of Realtors (ABoR) revealed that closed sales rose 6.7 percent year-over-year in the Austin-Round Rock-San Marcos metropolitan statistical area (MSA). Median home prices in the metro dipped nearly two percent year-over-year to $420,000.

Ash Creek Homes is using the city's Home Options for Mobility and Equity ordinance — known as the HOME ordinance — to build 28 detached homes on a 2.4-acre property with 10 residential lots. The location is on Drew Lane near the intersection of Slaughter Lane and Menchaca Road.

It's also our photo of the week. The penthouse pool at Waterline in downtown Austin has been set. MC Aquatic Construction in Georgetown gets much of the credit. The company is used to installing pools at apartment complexes and even a high-rise or two, but this project was at a completely other level.
