The sprawling 3,700-acre development — where more than 4,000 homes have been sold — is already the region’s fastest-growing neighborhood. Now, 1,000 more homes are going to be added to the community, according to an announcement.

Perry Homes will build the new homes in an area called Eldorado Village. They'll rise on 50-, 60- and 70-foot lots, with 66 different floor plans available to buyers. Floor plans will range from 2,100 square feet to 4,891 square feet.

Austin Business Journal reports, "For the fifth-straight year, Liberty Hill’s Santa Rita Ranch is the top-selling master-planned community in the Austin metro, and it's also in the top 20 nationally.

The sprawling neighborhood claimed the metro's title despite an overall drop in home sales compared to 2023, according to Robert Charles Lesser & Co.’s 2024 list of the best-selling master-planned communities in the nation. It came in at No. 18 nationally, with no other community in the Austin metro in the top 50.

Overall, 644 homes were sold in Santa Rita Ranch in 2024, compared to 742 in 2023, a 13% drop. In Texas, communities in Katy, Cypress, Aubrey and New Caney ranked higher on the national list.

Austin Business Journal reports, "Hundreds of homes could soon rise in a new municipal utility district in Williamson County between Georgetown and Liberty Hill.

Williamson County Commissioners Court approved a development agreement for the MUD, called Hudson Park, on Oct. 1. The roughly 122-acre project from Sugar Land-based Ashton Gray Development will be built along Ronald Reagan Boulevard and feature single- and multifamily residences as well as commercial lots, Ashton Gray President Shaun Vembutty said.

Austin Business Journal writes, "For the third-straight year, Georgetown is the fastest-growing city of at least 50,000 people by percent change, according to an analysis of data from the U.S. Census Bureau. Other Austin-area cities weren't far behind.

Georgetown's population reached 96,312 last year, according to newly released city-level data for the 12-month period spanning July 2022 to July 2023. That represents a gain of roughly 9,250 people from the year before — the eighth most in the country among cities of any size based on numeric gains.

An analysis of the data also shows that the city north of Austin grew 10.6% year-over-year, making it the fastest-growing city of at least 50,000 people. Kyle, south of Austin, ranked No. 2 with a 9%…

Austin Business Journal Reports, "the Austin-Round Rock metro area became slightly more affordable for homebuyers in 2023, but it’s still much more expensive to own within Austin's city limits than almost anywhere else in the region.

That’s according to recent data from Zillow Group Inc. analyzed by the Business Journals. In each of the metro's ZIP codes, the minimum annual income required to purchase a typical home declined anywhere from 4% to 18% in 2023, as of Nov. 30, compared to 2022, the analysis found. Annual mortgage payments also dropped, while median home values declined at a rate of 1% to 13% across the region.

In August, the builder is offering a variety of promotions, such as 50% off upgrades on to-be-built homes or a 4.75% fixed rate on quick move-in homes—available in Pflugerville, Georgetown, Liberty Hill and Manor—at no cost to customers.

According to a news release, GFO Home has homes for sale at pre-grand-opening prices in two new Austin-area communities: Saddleback at Santa Rita Ranch in Liberty Hill, opening in September, and Enclave at Cele in Pflugerville, opening in October. GFO is also starting a new community in Leander near the San Gabriel River.

Austin Business Journal reports, "months after relocating its headquarters to North Texas from Southern California, a national homebuilder is erecting residences in one of Central Texas’ most explosive cities.

Dallas-based Landsea Homes (Nasdaq: LSEA) purchased 84 lots to build on within Liberty Hill’s sprawling 688-acre Lariat neighborhood — developed by Liberty Hill-based Randolph Texas Development LLC — the homebuilder announced Aug. 3.

Landsea, which announced its corporate relocation to Dallas in March, now has more than 1,000 homes planned for cities surrounding Austin. And, according to Landsea’s website, Central Texas is the state’s only region Landsea has projects being worked on in.

 “It’s not just our respected homebuilders, but it’s also the amenities and lifestyle,” developer Ed Horne said in a statement. “We had $8 million in amenities on the ground not long after the community opened and a very active resident calendar with an onsite lifestyle director. Currently, we have $40 million in amenities and have expanded the lifestyle program to include two onsite lifestyle directors. There are also four onsite schools with two more on the way. All of that resonates with today’s home buyer.”

That distinction comes despite an overall drop in sales, according to Robert Charles Lesser & Co.’s 2022 list of the top selling master-planned communities nationwide. No other Austin-area neighborhood sold enough homes to rank in the country's top 50.

In all, 450 Santa Rita Ranch homes were sold in 2022. That was good enough for the development to top all rivals in the Austin area and secure the No. 32 spot nationally.

According to the Austin Business Journal, "A Phoenix-based builder of rental homes is increasing its investment in the Austin area to $164 million with its latest land purchase.

NexMetro Communities LLC announced Sept. 16 the purchase of 25 acres in Liberty Hill, where the company will construct a neighborhood of 260 single-family rental homes called Avilla Rio Oaks. It will join two other NexMetro projects in the works for in the suburbs around Austin; the company already announced another in Liberty Hill and an additional community in Georgetown.

"NexMetro is actively seeking new sites ideal for our luxury leased Avilla Homes neighborhoods in multiple Austin submarkets," stated Jason Flory, managing director of NexMetro's Austin division.…
