Austin Business Journal reports, "A Houston-based developer aims to build more than 1,900 homes in a master-planned community on land northwest of Austin that it recently bought in partnership with the state's General Land Office.

Johnson Development Corp. announced Nov. 10 that it and the General Land Office purchased 764 acres at 680 E. County Road 202 in Liberty Hill, a city of roughly 12,000 people located about 35 miles from Austin.

The purchase of the property was done under an entity tied to Johnson Development Corp., according to Williamson County property records. Officials said that the General Land Office is an investment partner in the project.

Austin Business Journal reports, "Austin developer Wilson Capital hopes to start development of a 932-acre master-planned community in Lockhart as early as the fourth quarter of this year. It's estimated to cost $2.15 billion.

The community, called Blue Sky, will rise on 932 acres along State Highway 130 southwest of Lockhart, according to an announcement. With thousands of homes plus commercial and medical space — and a school — planned, the community will represent major growth for one of the fastest-growing counties in the nation, Caldwell County.

Austin Business Journal shares, "Hundreds of homes are set to rise west of Austin after a developer secured a $106 million loan for the next phase of a master-planned community.

Austin-based Masonwood Development will begin the second phase of its Provence community early next year, CEO Jim Meredith said in a statement, thanks to the loan from Canadian-based Trez Capital.

The closing of the loan enabled “us to to immediately begin the infrastructure and development of Phase II of this prized project,” Meredith said.

Masonwood collaborated with John Hutchinson and Jason Stowe at Trez Capital to secure the loan.

Austin Business Journal reports, "Caliterra, a 600-acre master-planned community in Dripping Springs, is growing.

Developer SR Capital Management broke ground this week on The Ranch at Calterra, a $40 million expansion of the community at 26025 Ranch Road 12, according to an announcement. The new development phase will add more than 200 homes and home sites.

Caliterra’s original plans called for 616 homes, of which 575 have been built. Counting 232 more attributable to The Ranch, Caliterra’s total eventually will come to 848.

Austin Business Journal shares, "Construction is underway at the expansive Thomas Ranch luxury housing development on Lake Travis, but there’s still room for custom homebuilders to get involved with the project.

Thomas Ranch developers Areté Collective and the Wasatch Group secured a $106 million loan to finance infrastructure and initial home construction in the master-planned community late last year and have been making headway on the development’s first phase, called Loraloma, said Joe Rentfro, the project's managing director.

Homes should start rising soon in that section, Rentfro said, and its golf course, designed by David McLay-Kidd, should be playable later this year.

Nevada-based Tri Pointe Homes, one of the busiest volume homebuilders in the metro, now has homes ready to purchase in the master-planned community, said Bryan Havel, Tri Pointe’s Austin division president. Work on Flora, an 835-acre project in Hutto developed by Precedent Land Company, began in March 2024.

Other homebuilders involved in the first phase of Flora, which Havel said is being built on about 50 acres, include Brightland Homes, Meritage Homes, Empire Communities, Perry Homes, Highland Homes and Westin Homes, according to Flora’s website. Austin Business Journal reports, "For the fifth-straight year, Liberty Hill’s Santa Rita Ranch is the top-selling master-planned community in the Austin metro, and it's also in the top 20 nationally.

The sprawling neighborhood claimed the metro's title despite an overall drop in home sales compared to 2023, according to Robert Charles Lesser & Co.’s 2024 list of the best-selling master-planned communities in the nation. It came in at No. 18 nationally, with no other community in the Austin metro in the top 50.

Overall, 644 homes were sold in Santa Rita Ranch in 2024, compared to 742 in 2023, a 13% drop. In Texas, communities in Katy, Cypress, Aubrey and New Caney ranked higher on the national list.

Thomas Ranch developers Areté Collective and the Wasatch Group will use the loan, underwritten by D.A. Davidson’s Development Finance Group, to complete roadwork, water and wastewater treatment plants and other infrastructure at the 2,200-acre development along State Highway 71 near Spicewood, according to a Dec. 3 announcement.
