Austin American-Statesman writes, "Horseshoe Bay Resort, just over an hour's drive west of Austin in the Texas Hill Country, has seen its first-ever pre-construction sellout of 60 luxury condos at a development called Waters Lakeside.

The development consists of three towers with 20 condos each, with the first set for a March move-in date. The second and third towers will open between April and May.

The condos all have three bedrooms ranging in size from 1,500 square feet to 2,300 square feet. They start at $800,000, with the average price of $928,000. The sellout of the 60 condos has generated more than $65 million in sales revenue.

Austin Business Journal reports, "an Austin hotel is planned for redevelopment as part of a project expected to create hundreds of new homes north of downtown.

At the vacant Radisson Hotel Austin - University, developers plan to renovate the existing 298-room hotel and aim to raise as many as 1,000 new apartments and add 40,000 square feet of commercial space to the site, according to a rezoning request moving through City Hall.

The property at 6121 N. I-35, owned by ASAP Austin LLC, rests between the St. John and Coronado Hills neighborhoods. The roughly 8-acre site is at the northeast corner of I-35 and U.S. Highway 290. It is valued at $22 million by the Travis Central Appraisal District.

The Urban Land Institute, which focuses on real estate and land use, released its widely respected 2024 Emerging Trends in Real Estate report on Oct. 31. The report compiled data and insights from over 2,000 real estate industry experts to explore shifts and trends in the property sector and predict 10 markets to watch for the coming year.

Austin ranked fifth on the list this year, down from No. 3 last year. The rest of the top five was rounded out by other Sunbelt cities: Nashville at No. 1, then Phoenix, Dallas-Fort Worth and Atlanta.

Austin Business Journal reports, "Lakeway City Council must decide whether to rezone a 33.9-acre tract and clear the way for a largely residential community in the city.

At an Aug. 2 meeting, Lakeway’s Zoning and Planning Commission voted unanimously to recommend the rezoning to Council. The proposed change would see the tract switch from single-family temp zoning to a planned unit development, according to the meeting agenda.

Housing developer Cascade Homes LLC made the rezoning request for the Balcones Point PUD on behalf of the property owners, the MB Winborn Trust and Gregory & Kenneth Winborn Irrevocable Trust.

It was not clear when Council could vote on the rezoning. It typically meets on the third Monday of each month.

Austin Business Journal reports, "developers and homebuilders may soon have the opportunity to build more housing in Austin.

Austin City Council on July 20 gave the first nod of approval to a proposal that would decrease the minimum lot size of residential properties.

Introduced by Council Member Leslie Pool, the proposed amendment to the city’s land development code calls for decreasing the minimum lot size from 5,750 to 2,500 square feet or less, with the intention of increasing the variety of housing types possible, including row homes and garden homes.
