Rambler Columbus is the first development in the state by Austin-based LV Collective, following three years of construction. The seven-story, 407,500-square-foot complex at 222 W. Lane Ave. has 379 units for a total of 889 beds, with average per-room rent of $1,500.
"I would have loved to live here," said Brenna Voye, leasing and marketing manager, an OSU graduate, who had lived in dorms, a sorority and an off-campus house.
Daydreamer, a coffee shop in the lobby, will open to the public in late August. Victory Lap, a ground-floor bar and pizzeria, is still under construction, and there's a retail space available for lease, Voye said during a tour.
Rambler is 92% leased and likely will hit 95% for the school year, a spokeswoman for the company said via email.
LV Collective has built most of its student housing in Texas, Arizona and Florida. Its Midwest expansion includes projects in Indiana and Michigan. An Atlanta complex also opens this weekend.
Colorado-based OZ Architecture designed Rambler, and Columbus-based Elford Inc. was general contractor. Three years of construction wrapped up July 2, according to a city building permit.
LV Collective declined to release the project cost. The development is one of several large luxury developments under construction or going through approval near OSU.
Taking up about every square foot of its 2 acres, the complex replaced 12-story Harrison Tower, which was surrounded by a large parking lot. The 1960s tower had the same number of units, but tenants had shared bathrooms and a common laundry room.
Rental rates range from $1,225 per room in the 84 six-bedroom units to $2,155 for the 88 one-bedrooms. Units come furnished, including stainless steel appliances, washer-dryer and a wall-mounted smart TV.
The third-floor deck has two small pools, which can convert to hot tubs. A jumbotron looms over them. Just inside is a large clubhouse area with couches and TVs.
Right above the coffee shop, the pool deck is visible from Lane.
"It's a good way of getting people to notice," said Parthvi Shaah, resident experience manager. The OSU graduate commuted two years from Powell and lived two years in University Village.
Other shared tenant amenities include courtyards with cornhole, terraces, a study mezzanine that overlooks the coffee shop, fitness center with cold plunge, yoga studio and two floors of gated indoor parking. Pets are allowed, and there's a "dog spa" with tubs.
Student feedback helped determine what amenities to include, Voye said.
"They want to make it luxurious like a hotel, but also homey," she said."
