Austin Business Journal shares, "After several years of strong sellers' markets, buyers are gaining leverage in a number of housing markets across the nation — and it's reflected in both home-listing and price-cut data.

That’s according to The Business Journals' recent hottest housing markets analysis of first-quarter housing data from Intercontinental Exchange.

Of the 8,936 ZIP codes analyzed by The Business Journals, 5,788 (or 64%) posted a year-over-year increase in home listings in the first quarter. Of those, 698 (or 7.8%) recorded an increase of at least 50%.

Austin Business Journal reports, "Caliterra, a 600-acre master-planned community in Dripping Springs, is growing.

Developer SR Capital Management broke ground this week on The Ranch at Calterra, a $40 million expansion of the community at 26025 Ranch Road 12, according to an announcement. The new development phase will add more than 200 homes and home sites.

Caliterra’s original plans called for 616 homes, of which 575 have been built. Counting 232 more attributable to The Ranch, Caliterra’s total eventually will come to 848.

The homes at The Ranch, from builders David Weekly Homes, Drees Homes and Scott Felder Homes, will range from 3,000 square feet to 5,000 square feet and will be built on 80- and 100-foot lots. They will start in the…

Austin Business Journal shares, "About 18 months ago, representatives of Arizona-based DMB Development LLC unveiled initial plans for its long-anticipated Solana Ranch project near Jarrell. The effort called for billions of dollars of investment and construction of 14,000 homes and mixed-use buildings on more than 7,000 acres.

Elements of the project aren't yet visible on the sprawling site at the northern end of the Austin metro, but DMB President and CEO Brent Herrington said the company "is making tremendous progress and our current status is full speed ahead."

Austin Business Journal reports, "A North Texas-based developer appears to be gearing up to build a 178-acre master-planned community on the southeast side of the Barbecue Capital of Texas.

The project in Lockhart by Intermandeco GP LLC could bring hundreds of single-family homes, townhomes or apartments — as well as commercial space — to the 1500, 1600 and 1700 blocks of South Commerce Street. Representatives of Allen-based Intermandeco detailed its initial plans during a Lockhart City Council meeting on Sept. 3.

Council members voted unanimously to establish zoning on the site, including 28 acres of medium-density commercial, 18 acres of high-density residential and 132 acres of medium-density residential.

Realtor.com reports, "New-home sales surged last month, as buyers increasingly turned to fresh construction in a housing market plagued by few homes for sale.

Sales of new single-family houses jumped 8.8% in March from the prior month, to a seasonally adjusted annual rate of 693,000, the U.S. Census Bureau and Department of Housing and Urban Development jointly reported on Tuesday. March sales were up 8.3% from one year ago and were at their highest levels since last September.

The median sales price of new homes was $430,700 in March. That was good news for buyers as the price was down 1.8% from one year ago. This is a result of homebuilders increasingly pivoting to smaller and more affordable homes to appeal to buyers pinched by high mortgage…

Austin Business Journal writes, "In Marble Falls, Gregg Ranch continues to grow.

The 240-acre community at the southern end of Marble Falls was touted in 2020 as the first large-scale development in the city in decades, with around 1,250 homes planned. Pulte Homes and Vogel Builders have built homes in the community, and Arizona-based Gregg Ranch developer Harvard Investments announced April 2 that Colorado-based Richmond American Homes has also signed on to the project.

The Richmond homes at Gregg Ranch will range from 1,687 to 3,000 square feet, with two- to six-bedroom floor plans. Richmond will begin with 62 home sites for its first two phases of construction and is under contract to buy 113 lots in a third phase of construction.
