"Home sales are up in Austin thanks to stabilizing housing prices, new real estate report says"

CultureMap Austin writes, "Austin-Round Rock-Georgetown experienced its highest year-over-year increase in home sales this past April, illustrating a growing optimism in the metro area's housing market. That's according to the latest real estate report from Unlock MLS and the Austin Board of Realtor (ABoR).

More than 2,700 homes were sold in April across the Austin-Round Rock-Georgetown MSA, which is a 5.9 percent increase from this time last year. Median prices landed at just under $470,000 in a 1.1 percent increase year-over-year. There were 10,808 active home listings on the market, which is nearly a 32 percent jump from April 2023.

Austin Business Journal writes, "a new policy allowing up to three homes to be raised on some single-family lots is one of the most high-profile changes to Austin's land use code as it tries to combat high home prices and adopt a big-city mentality.

But experts said the program will not have a notable effect on the local housing market for the foreseeable future — plus, there's the specter of a lawsuit scaring some developers off.

"Possible new subdivision could be part of Caldwell County boom"

Austin Business Journal shares, "additional details have emerged about a housing development in Maxwell that could be part of a boom in rural Caldwell County. 

Schulle Farms, an 800-plus home subdivision planned for the small community, is envisioned by Austin-based real estate brokerage and land development company La Tierra Realty LLC, said Trevor McManis, a broker with the firm.

La Tierra, which has amassed around 1,100 acres over the past four to five years in what it considers a region primed for growth, will be marketing the land to homebuilders.

"Austin land use changes to see joint review by Council, Planning Commission"

Austin Business Journal reports, "amendments to Austin's land development code intended to boost building density throughout the city will soon be considered in a joint public hearing between the Austin City Council and Planning Commission. The changes could have a significant impact on housing supply in the city.

A meeting date has not been yet been scheduled but is expected to occur this year. Council on Sept. 21 approved a resolution calling for the joint public hearing, which was recommended by the city’s Housing and Planning Department.

"Austin expedites land use reforms for denser housing"

Austin Business Journal reports, "a push by a handful of Austin-based nonprofits to expedite construction of denser, more affordable housing has garnered a response from City Hall.

A coalition of housing-focused organizations issued a call to city leaders on July 7 to expedite code changes to enable developers to build denser and faster than previously allowed. The letter was from the Austin Housing Coalition, Transit Forward, HousingWorks Austin and the Austin Justice Coalition.
