Unlock MLS released its January market analysis on Wednesday. It shows the median home sales price in the Austin-Round Rock area dropped about 4% to $430,000. At the same time, residential home sales increased by about 4% compared to the year before.

A housing economist for Unlock MLS and the Austin Board of Realtors (ABoR) said although mortgage rates are still elevated, a recent decline is leading to lower home prices and an increase in closed sales.

Realtor.com shares, "The numbers: An ongoing and persistent lack of homes in the resale market is pushing more home buyers into new construction, which caused sales to surge for the second month in a row.

The strength in new home sales was also driven by a massive jump in sales in the south. Overall, new home sales are trending higher as buyers grapple with a low level of home listings in the existing home sales market.

U.S. new home sales rose 4.1% to an annual rate of 683,000 in April, from a revised 656,000 in the prior month, the Commerce Department reported Tuesday.

The number is seasonally adjusted, and refers to how many homes would be built over an entire year if builders continue at the same pace every month.

Decline in U.S. Pending Home Sales Gathers Steam in September (getty images)

Realtor.com writes, "the numbers: U.S. pending-home sales fell 10.2% in September, which is the fourth straight monthly drop, according to the monthly index released Friday by the National Association of Realtors (NAR).

The decline was much larger that forecast. Analysts polled by the Wall Street Journal had forecast the pending home sales index to drop by 4%.

Outside of the pandemic, the drop in pending home sales is the largest year-over-year decline since 2001. Sales dropped by 33.1% in April 2020.

Contract signings fell by double-digits in all regions across the country.

Pending home sales reflect transactions where the contract has been signed for an existing-home sale, but the sale has not yet closed.
