Austin Business Journal writes, "Austin’s Rainey Street is about to emerge from a construction cocoon — solidifying its longtime transformation from a once sleepy, residential street into one of the densest areas in Texas, if not the country.

The district in downtown Austin has been years in the making. It was a hub of late-night entertainment and barhopping in the 2010s, and a flurry of high-rise construction in recent years has made it difficult for bars and businesses to bring in patrons.

Once the dust settles, however, the new Rainey Street Historic District will become its own ecosystem. Thousands will call the area home, in addition to a mixture of hotels, offices, retailers, restaurants and a host of both daytime and nighttime activities.…

Austin Business Journal shares, "Rainey Street’s latest addition to the downtown Austin skyline has reached its maximum height.

The Modern Austin Residences, a 56-story condo tower, has topped out, according to an announcement. There’s still plenty of work left before it opens — a trip to the tower’s upper floors still requires hopping into an exterior construction elevator — but with the its structural framework complete, the nearly sold-out tower is expected to welcome residents in early 2025.

The tower is being developed by Austin-based Urbanspace, which also is handling sales, marketing, interior design and ground-floor retail operations. Urbanspace will establish its new office in the tower, said Kevin Burns, Urbanspace CEO and founder.

TOWERS writes, "The 41-story Vesper condo tower is now complete in the Rainey Street District of downtown Austin, with its first phase of move-ins kicking off this week. According to developers Pearlstone Partners and sales agency Prospect Real Estate, the building is currently 67 percent sold. The 452-foot tower broke ground in the summer of 2021, situated on a small 0.4-acre site at the edge of the neighborhood at 84 East Avenue, pretty tightly hemmed in on three sides by the Camden Rainey Street apartment building and a famously garish Homewood Suites. 

It’s just one of a forest of towers now rising in the Rainey District, with the perspective of the aerial shot below showing not one, not two, not three, but four separate tower projects underway…
