Community Impact writes, "a few ZIP codes in the Lake Travis-Westlake market saw an increase in home sales and median home prices compared to last year, according to data from the Austin Board of Realtors.

While prices and sales were down across the market, there were a few outliers. Homes in 78732 saw the biggest price jump at over 17% year over year. Sales were also up the highest year over year in this ZIP code by 40%.

Median prices in 78733 dropped the most in the market, going for $1.5 million last September to just under $900,000 this September.

Sales in the market were also a mixed bag. Homes in 78746 sold 15 homes both last year and this year. For the remaining six ZIP codes, three had more home sales than last year, and three had fewer sales…

Community Impact Austin reports, "the median home price in August for the majority of Lake Travis/Westlake homes is down year over year, according to data from the Austin Board of Realtors. Homes in the 78733 ZIP code saw the biggest drop with median home prices decreasing by nearly 57%.

Prices did increase in some ZIP codes, however. The median price of homes sold in 78735 was $1.2 million, nearly 50% higher than last year. Median home prices in 78746 also reached $2.7 million, the highest in the market. 

The number of home sales are also down year over year, with sales in 78735 dropping 43%, the highest in the market. There were some jumps, however; in 78733, home sales increased by 350%, the highest in the market.

Community Impact shares, "the housing market in the Lake Travis-Westlake area has cooled slightly, according to data from the Austin Board of Realtors' February report.

The median home price fell to $780,000 in February from $850,000 in January, a 5.9% decrease from February 2022.

Active listings in the area have increased from 565 in January to 643 in February, while listings spend more days on the market. On average, active listings were spending 87 days on the market in February compared to 74 days in January.

“Austin’s housing market is trending in the right direction,” ABoR President Ashley Jackson said. “Buyers have more options and negotiating power with each passing month, and sellers have more time to make their next move.”
