Austin Business Journal reports, "work is underway on a 348-acre mixed-use neighborhood in Bastrop and the search is on for commercial tenants to set up shop on three sites.
Homebuilders broke ground in October on the master-planned development, called Adelton, off State Highway 21 and Farm-to-Market 20. Plans call for 1,200 homes, 125,000 square feet of commercial space, four miles of trails and 50 acres of parks, according to a May announcement from developer West Bastrop Village Ltd., an entity tied to Austin-based Benchmark Land Development Inc.
Phase one of the project, which is estimated to take 10-15 years, is underway with homebuilders David Weekley Homes and Empire Communities already completing two model homes. Developers are now eager to find businesses to occupy 1.6-, 3.3- and 3.4-acre commercial lots along FM 20 at the easternmost edge of Adelton. At 3.3 and 3.4 acres, the two larger properties are each about the size of three football fields.
Spence Collins with McAllister & Associates Real Estate Services is representing the developer in land transactions for the commercial sites, according to the property flyer. The price of the 3.4-acre site is $7.50 per square foot, the cost of the 3.3-acre site is $6 per square foot and the price of the 1.6-acre lot has not yet been determined.
The development is 0.3 miles south of SH 71, which has a traffic count of 48,495 vehicles per day, while FM 20 sees 4,896 vehicles per day, according to the flyer.
A convenience store would only be allowed on the 1.6-acre site.
There is a fourth property for sale in Adelton as well, though it’s earmarked for a school, not a business. The 7.8-acre school site is priced at $4 per square foot and is more centrally located in the development. Adelton will feed into the Bastrop Independent School District.
As far as homes in the development go, the first phase of construction will see about 90 single-family houses rise, according to the announcement. The one- and two-story homes are available for purchase and start in the low $300,000s, with floor plans spanning 1,400 to 2,800 square feet.
The median value of an owner-occupied home in the 78602 ZIP code is $209,200, according to U.S. Census Bureau data.
"Adelton aims to serve every age, phase and lifestyle," West Bastrop Village Vice President Myra Goepp stated.
The first phase is expected to wrap up in 2027, though full buildout could take more than a decade.
Benchmark Land Development is accustomed to building large neighborhoods. It's behind Goodnight Ranch, a roughly 700-acre community that has more than 1,300 homes today and could grow to 6,300 or so in the next seven to 10 years.
Bastrop has seen notable growth in recent years. The city’s population grew from 7,218 in 2010 to an estimated 10,434 in 2021, according to Census Bureau data — a roughly 45% increase.
The Tesla Inc. electric vehicle factory in eastern Travis County is seeding commercial development on the east side of the metro, while Elon Musk's Boring Company and SpaceX have set up shop in Bastrop County itself. In the city of Bastrop, a film studio is planned on 546 acres and Moca Ventures has pledged to create a 700-job corporate headquarters. New neighborhoods and apartment complexes are rising to meet the growing need for residential space, including a 342-unit apartment community by Wood Partners and SCOA Real Estate Partners that broke ground earlier this month."
