Dale's 78616 ZIP code topped MovingPlace's new list ranking the U.S. cities with the highest number of new movers per 1,000 current residents during the month of October.

According to the study's data, 961,650 moves took place across the nation last month. Dale saw 15.2 moves per 1,000 residents in October, the highest out of all U.S. cities.

Austin Business Journal writes, "The noise from airplanes can cost homeowners thousands of dollars when they sell.

A working paper published by the National Bureau of Economic Research analyzed changes in flight paths and overall airplane noise in residential neighborhoods near several airports and the prices homes secured when they subsequently sold. 

The research found that for every 1% increase in airplane noise exposure for a home, that home sold for 0.2% to 0.3% less than comparable homes without an increase in airplane noise. That implies that for every 1-decibel increase in average noise, property values drop by 0.6% to 1%.

Realtor.com reports, "After weeks of delayed data, we finally have an update on the labor market—and it’s not exactly what most people expected.

Data that was delayed by the federal government shutdown is starting to trickle out. We learned that hiring was more robust than many expected in September, with 119,000 jobs added in the month—largely in the health care, food services, and social assistance industries. Still, some sectors saw job declines, including transportation and warehousing and the federal government.

CultureMap Austin writes, "The number of houses for sale in the Austin metro has reached its highest level since 2022, and median home prices remained stable for the seventh month in a row, according to the October 2025 Central Texas Housing Report from Unlock MLS and the Austin Board of Realtors.

The median sale price for a home in the Austin-Round Rock-San Marcos metro area came out to $439,000 last month, only 1.4 percent more than the median sale prices in October 2024. Home sales dipped 9.6 percent from last year with 2,238 residential homes sold in the metro. More than 3,600 new listings were added to the market in October, which is 7.9 percent higher than last year, bringing the total number of active listings to 13,227 homes.

Two national homebuilders have partnered up to buy more than 200 acres between Georgetown and Round Rock.

Taylor Morrison and M/I Homes bought Georgetown 220, a roughy 220-acre tract near the intersection of University Boulevard and State Highway 130, according to an announcement. The undeveloped land was sold for an undisclosed price by a joint venture between Ascent Investment Partners and Endeavor Real Estate Group.

Neither Taylor Morrison nor M/I Homes responded to requests for comment, and it's unclear how many homes each plans to build at the site. But the land is already entitled for single-family development, said Rydern Byrne, an investment associate at Ascent Investment Partners.

Arizona-based Discovery Land Co. and professional surfer Kelly Slater are building 140 condominiums, a brewery, a restaurant and a clubhouse across more than 330 acres—a site that will also feature a 2,220-square-foot surf basin.

The development broke ground on Jan. 2, and was at one point redistributing 11,850 yards per day of dirt from the surf basin to areas where the residential amenities and condominiums are being built, according to Discover Land Co.

Austin Business Journal shares, "More homes are going to hit the market in 2026 — but don’t expect home prices to drop in the near future.

A new report by the National Association of Realtors predicts existing-home sales will jump by 14% in 2026. That’s because of a combination of dropping mortgage rates and improving market stability after several years. 

But, despite the number of new homes hitting the market, prices are still projected to go up by 4% in 2026, as demand remains steady and supply remains lower than normal. 

“Next year is really the year that we will see a measurable increase in sales,” said NAR National Economist Lawrence Yun. “Home prices nationwide are in no danger of declining.”

Austin Business Journal reports, "A Houston-based developer aims to build more than 1,900 homes in a master-planned community on land northwest of Austin that it recently bought in partnership with the state's General Land Office.

Johnson Development Corp. announced Nov. 10 that it and the General Land Office purchased 764 acres at 680 E. County Road 202 in Liberty Hill, a city of roughly 12,000 people located about 35 miles from Austin.

The purchase of the property was done under an entity tied to Johnson Development Corp., according to Williamson County property records. Officials said that the General Land Office is an investment partner in the project.

Austin Business Journal writes, "Home sales have slowed in many parts of the country, most noticeably in Covid-era hotspots that doubled down on new construction. In some cases, frustrated sellers are even deciding to delist their homes rather than face steep price cuts.

But there are still plenty of hot housing markets both locally and across the nation. Despite a multitude of challenges and a shifting market, the national average for days on the market was essentially flat — inching up from 84 in the second quarter to 85 in the third quarter.

Home sale prices in Cedar Park and far Northwest Austin dropped slightly year over year for October, but homes in general spent less time on the market than in the previous year, according to recent data from the Austin Board of Realtors.

The median home sale price in the region fell from $510,000 in 2024 to $504,000 in 2025. The region also saw increases across the board in the number of new listings, closed listings and homes under contract, while the overall number of active listings rose from 966 to 1,238.
