Austin Business Journal writes, "Ashton Woods Homes is bringing hundreds of new homes to a rural stretch of highway near Creedmoor.
The Georgia-based homebuilder and its Starlight Homes brand will build 523 homes in its new Willow Springs neighborhood along State Highway 45 just outside Creedmoor, according to an announcement. Creedmoor is a rural community about 20 miles south of Austin that had a population of just 423 people in 2024, according to the U.S. Census Bureau — meaning the homes, if occupied, would dramatically increase the population of the area.
Willow Springs will rise on roughly 48 acres near the intersection of Williamson, Turnerville and Old Lockhart roads.
Ashton Woods will build on 172 lots, according to the announcement. The homes will have three- to five-bedroom floor plans, with eight total plans. Starlight Homes, meanwhile, will build on 351 lots and also will offer three- to five-bedroom floor plans.
The homes will be available for purchase starting in late summer. Pricing information wasn't immediately available, nor was it posted on the Willow Springs website.
Creedmoor's population, meanwhile, has been shrinking. Its population of 423 people in 2024 is down from 461 in 2020, according to Census data, even as the bulk of the metro has reported positive growth.
Still, Ashton Woods Homes isn't the only company to see potential in Creedmoor. In April last year, San Francisco-based March Capital Management — in partnership with Deutsche Finance America, the Denver-based real estate private equity platform of the Munich-based Deutsche Finance Group — broke ground on a $120 million, 900,000-square-foot, five-building industrial park in Creedmoor that it's calling 45 Logistics South.
Among other things, March Capital executives have said they were attracted to the site because of its location along State Highway 45 and in between I-35, the State Highway 130 toll road and U.S. 183, as well as its proximity to Austin-Bergstrom International Airport, Tesla Inc.'s electric vehicle factory in eastern Travis County and downtown Austin."
