Austin Business Journal reports, "Dripping Springs City Council will this week consider annexing and rezoning nearly 100 acres, clearing the way for hundreds of homes to rise in the fast-growing city west of Austin.
The property in question is a 97.4-acre slice of land located along U.S. Route 290 just east of Dripping Springs, according to the meeting agenda. If the annexation goes ahead and the land is rezoned as a planned development district, the project, known as Gateway Village, could have 307 single-family homes with lot widths of 50 to 60 feet. Plans also call for 7.2 acres of commercial land and 22.36 acres of open space.
The landowner is Cannon Family Ranch Partnership Ltd., which has owned the property since December 1999, according to Hays Central Appraisal District records. The property owner could not be reached for comment.
The development would rise in two phases, with around half of the residences and the commercial space being built in the first phase.
Like many cities in the Austin metro, Dripping Springs' population has exploded in recent years, increasing the need for more housing. The U.S. Census Bureau estimated that the city’s population in July 2021 was 5,787, a 224% increase from 2010.
Less than five minutes west of Gateway Village, Tri Pointe Homes Inc. and M/I Homes Inc. are building a 486-home neighborhood called Heritage and in November Wayfinder Real Estate LLC announced it had broken ground on The Lookout, a 241-unit multifamily development near the Belterra community.
Dripping Springs City Council will meet Tuesday, April 18 at 6 p.m."
