Austin Business Journal reports, "more than 500 homes could rise in the borderlands between Caldwell and Hays counties.

Misty Farms, as the neighborhood will be known, is primed for development on roughly 99 acres just off State Highway 21 at the intersection of Misty Lane and Farmers Road in Caldwell County, according to a marketing brochure. The property is owned by Maxwell Farms Partners LP, though broker and land development firm La Tierra Realty LLC is the entity that is marketing the development site.

Homebuilders will be able to negotiate to purchase specific chunks of the development or the entire property, said La Tierra broker Trevor McManis, who estimated that if a builder started working on the development now, it could start turning dirt in the second quarter of 2024. The development has 554 lots, and the probable cost to develop it is $21.3 million, or $38,404 per lot, according to the marketing brochure.

Of the 554 lots available, 392 are 40-foot-wide lots, 108 are 50-foot lots and 54 are 60-foot lots.

Located on the Caldwell side of the Caldwell-Hays counties line, the development is under both San Marcos extra-territorial jurisdiction and Caldwell County jurisdiction, according to the marketing material.

Misty Farms will be about 10 miles from San Marcos, roughly 7 miles from Kyle, 11 miles from Lockhart and almost 30 miles from Austin. The development is in the Lockhart Independent School District.

There is an existing waterline on Misty Lane, but it will need to be extended approximately 3,200 feet in order to serve Misty Farms.

The future development would come online in an area with a burgeoning populace. Caldwell County’s population grew from 38,066 in 2010 to an estimated 47,848 in 2022, while Hays County’s population exploded from 157,107 in 2010 to an estimated 269,225 in 2022, according to the U.S. Census Bureau data.

Misty Farms isn’t the only development capitalizing on the residential boom south of Austin. According to Misty Farms' brochure, homebuilders Lennar, Starlight Homes, Pulte Group and Ashton Woods are all working on developments in the area directly surrounding Misty Farms.

One such development from Florida-based Lennar Corp. received approval of a development agreement from Caldwell County commissioners in March. That development alone could see up to 1,600 homes rise on 491 acres."
