CultureMap Austin writes,"Austin has been in such an building boom that even a slowing rate of new apartment buildings is still one of the fastest in the country. According to a new insight report from RentCafe, the Austin metro area has the third highest new apartment construction rate nationwide, after previously holding the No. 1 title in 2023.

The report from August 7 analyzed new apartment construction data across 369 U.S. metropolitan statistical areas (MSAs). For the purpose of the study, only apartment buildings containing 50 or more units were included. Any U.S. metros with fewer than 300 units or fewer than two properties/buildings were excluded.

Realtor.com reports, "The numbers: Construction of new U.S. homes rebounded 10.7% in February to an annual pace of 1.52 million units, the Commerce Department said Tuesday. That is the biggest gain in nine months. Despite the increase, starts are still below December’s level.

Economists on Wall Street were expecting a 7.4% rise in housing starts in February to 1.43 million. All numbers are seasonally adjusted.

The number of housing starts in January was revised slightly higher, to a drop of 12.3% to 1.37 million, from an initial reading of a 14.8% drop to 1.33 million. It is still the biggest drop since May 2022.

Austin Business Journal reports, "an Austin hotel is planned for redevelopment as part of a project expected to create hundreds of new homes north of downtown.

At the vacant Radisson Hotel Austin - University, developers plan to renovate the existing 298-room hotel and aim to raise as many as 1,000 new apartments and add 40,000 square feet of commercial space to the site, according to a rezoning request moving through City Hall.

The property at 6121 N. I-35, owned by ASAP Austin LLC, rests between the St. John and Coronado Hills neighborhoods. The roughly 8-acre site is at the northeast corner of I-35 and U.S. Highway 290. It is valued at $22 million by the Travis Central Appraisal District.

In fact, five Austin-area zip codes were the hottest markets for new apartment construction between 2018 and 2022, according to a new rental market analysis by RentCafe.
