Realor.com writes, "mortgage rates are double where they were a year ago, making home buying a much more costly endeavor. Home sellers are trying to help them out.

Buyers are not feeling the market, depressing mortgage demand. Rates are hovering at around 7%, which adds hundreds of dollars in additional monthly payments for prospective buyers’ budgets.

Even though the number of for-sale homes is growing, they’re still expensive, creating affordability issues for buyers.

Some builders and sellers are getting more creative, and offering ways for potential home buyers to lower their mortgage rate and monthly payments.

Austin Business Journal writes, "another undeveloped chunk of land has taken a step toward becoming single-family homes in Northeast Austin.

During the Oct. 25 meeting of the Austin Planning Commission, the preliminary plan for Pinnacle at Wildhorse Ranch gained approval to divide 60 acres into 57 lots within the city’s Gilleland Creek watershed.

The approval represents an expansion to Wildhorse Ranch that has risen on 1,450 acres next to the newly requested expansion.

The development is a product of Austin-based Dwyer Realty Companies, led by longtime developer Pete Dwyer, and the request and the preliminary plan were presented to the commission by Kevin Burks, a civil engineer at the design consulting firm Kimley-Horn.

According to Multi-Housing News, "Novak Brothers Development has broken ground on Rise510, a 301-unit luxury garden-style component of its master-planned Wolf Lakes Village development. The community will be located in Georgetown, Texas, with construction expected to be completed in the summer of 2024.

Austin-based Casata Corp., a developer of small home rental communities, is turning its gaze on San Antonio as it expands across the rest of Texas.

The company, founded in 2020 by developer Aaron Levy, is scouting five locations around San Antonio for a 200-unit community of built-to-rent homes with floor plans ranging between 400 and 800 square feet.

"We like cities where jobs are being created," Chief Operating Officer Zain Mahmood told San Antonio Business Journal.

The company also looks at the entertainment and shopping options nearby.

Mahmood, who was introduced to Levy through mutual friends and brought on as co-founder, said that when the group set up its pilot project, Casata Austin, the community was 82% leased before construction…

Five local architecture firms will showcase their designs in a high-end residential development coming to West Lake Hills.

Custom homebuilder Foursquare Builders LLC announced Sept. 7 it will build an enclave of six ultra-luxury homes in the tony suburb west of downtown Austin, designed by five renowned firms. Indiana-based White Lodging is gearing up to develop a 269-room high-rise hotel at the intersection of Fifth and Trinity streets.

The project, planned at 307 and 311 E. Fifth St., would rise 128 feet and encompass 188,640 square feet, according to public documents.

While White Lodging is developing the project, the owner is listed in public documents as 311 E 5th Series, a subsidiary attached to Finley Company.

The project site is about four-tenths of an acre. The space is currently occupied by low-slung buildings that were once home to the Trinity Hall event venue and House restaurant and bar (formerly Russian House), both of which have closed.

In Austin, the more things change the more they stay the same.

While Stonelake Capital Partners is about to add another high rise to the Austin skyline, the company is set on preserving the historic Old Depot Hotel next door. This week, the Austin Design Commission recommended the project for a downtown density bonus, which lets buildings rise taller than is typically allowed, the Austin Business Journal reported.

To qualify for the Downtown Density Bonus Program, a project must either incorporate affordable housing or pay a fee. Stonelake has opted for the latter — to the tune of $4.5 million.

Cedar Park is seeing the lowest median home price this year for July as prices in the city continue to drop, while Leander is experiencing the opposite, according to Austin Board of Realtors data.

In July, Leander’s median home price reached $567,455, which is the highest price the city has seen this year. Cedar Park, however, saw the lowest home price in July at $512,500.

Despite Leander seeing a slight upward trend in home prices as the year progresses, ABoR President Cord Shiflet said the housing market is continuing to normalize.
