An Austin-based developer plans to start construction next year on a 48-story residential tower in the Rainey Street district on downtown Austin’s southeast side. The proposed high-rise would add to the ongoing building boom in the Rainey Street area, and in downtown in general. 

Pearlstone Partners plans to build the tower on two adjacent tracts that span from 62 East Ave. to 64 East Ave.  Although plans are still preliminary, Pearlstone executives say they envision a tower with 48 stories and 245 condominium units, although those numbers “could all very much change as we move through the design process,” said Chris Zaiontz, a Pearlstone senior vice president and principal.

A new report demonstrates that downtown Austin isn’t just for workers, tourists, partiers, and diners anymore.

The population of downtown Austin has surged from 4,222 in 1990 and 7,635 in 2010 to 13,648 in 2020, according to the report, released by the Downtown Austin Alliance. That translates into a 223 percent population spike between 1990 and 2020 and a 79 percent jump from 2010 to 2020.

Today, the population of downtown Austin roughly equates to the population of Manor, a Travis County suburb.

To accommodate the escalating population of downtown Austin, real estate developers have bulked up the housing supply there.

Zilker Park, Ann and Roy Butler Hike-and-Bike Trail

Spanning 351 acres in the heart of Austin is Zilker Park. It’s also the city’s oldest park, according to the city’s website. It was named after Andrew Jackson Zilker, who donated pieces of land to the city on multiple occasions beginning in 1917.

You can also hop on the Ann and Roy Butler Hike-and-Bike Trail, named after a former mayor and his wife. The trail is 10 miles long.
