Considering Austin’s population has just about doubled in the last two decades, the housing market’s skyrocketing growth was inevitable. Photo courtesy of SmartAsset

CultureMap Austin writes, "despite concerns about housing prices and availability in the state, a new study deemed six major Texas metropolitan areas some of the best housing markets in the nation for their growth and stability. And the Texas Capitol city took the No. 1 spot.

In SmartAsset’s report, Austin-Round Rock earned its best housing market title due to its eye-watering 354 percent home price increase since 1998, which is vastly greater than any other area in the country.

Considering Austin’s population has just about doubled in the last two decades, the housing market’s skyrocketing growth was inevitable. The relocation of several tech companies to the city surely didn't hurt. Even Austin’s apartment construction has the highest growth…

Realtor.com writes, "today’s housing market has been in some deep doldrums by many standards, but the latest real estate statistics suggest something more serious might be ahead—that the market might be careening toward some sort of rock bottom.

“Taken as a whole, this week’s data lines up with other indicators that are pointing to a potential bottom in housing market activity at a fairly low level,” notes Realtor.com® Chief Economist Danielle Hale in her most recent analysis.

The only upside we can think of is that there’s typically nowhere to go from there but up. So, does that mean the worst days of real estate will soon be over? Not quite, since the big four harbingers of housing—home prices, inventory, days on the market, and mortgage…

The Austin real estate market is in the middle of a shift.  While the housing market in Austin is still a seller's market, the trend is changing. More would-be buyers are now renting, thanks to a cooling down market. Next year, the market will shift from a seller's to a buyer's market.

Austin's Housing Market Pushed More Would-be Buyers Into Renting During Covid-19 Pandemic

Before the COVID-19 pandemic, Austin's housing market was tight, with rents rising by about 5% annually. In Austin alone, there are nearly 125 people moving every day. In addition, builders haven't kept up with demand, and city zoning laws limit the building of new multifamily housing. As a result, home prices have reached new peaks. In May alone, the median sale price in Austin…

The real estate market seems to have a split personality.

On the positive side for homebuyers, the number of properties for sale shot up by a record-setting 30.7% this July compared with the same month last year, according to a recent Realtor.com® report. That’s the most significant increase in active listings in the data’s history. And in another hopeful sign for buyers, the share of homes seeing their prices slashed—19.1%—hit a record not seen since 2019.

Yet on the flip side, the $449,000 median list price of homes is a 16.6% increase compared with last year. And the average time a home spends on the market before it sells remains significantly lower (a mere 35 days) than in pre-pandemic times.

So how does a savvy homebuyer make sense of…

We all know buying and building homes in the Austin area is expensive. Austin is outpacing other Texas cities when it comes to development fees for builders, and home prices have skyrocketed.

A recent study by Florida Atlantic University ranked Austin as the second-most overvalued housing market in the country. But is that true? Ashley Jackson, president-elect of the Austin Board of Realtors (ABoR), joined KVUE Midday to dig deeper.

Jenni Lee: According to Florida Atlantic University, buyers in Austin pay just a little bit more, but 67% more than they should. So, demand for new and existing homes is there, but there's not enough supply. Is the Austin housing market overvalued?

Ashley Jackson: "No, I do not believe the Austin…

With the median home price in the Austin metro area now well over $550,000, it’s no shocker that a lot of homes would be valued at $1 million or more.

Well, it turns out Austin has the highest share of $1 million-plus homes among Texas’ major metros.

A new study from personal finance platform LendingTree shows 3.51 percent of owner-occupied homes in the Austin area are valued at $1 million or more. That compares with an eye-popping 52.89 percent share in the No. 1 metro on the list, San Jose, California.

The study looks at the number of $1 million-plus homes in the country’s 50 largest metro areas. Austin ranks 12th among the 50 metros (down from No. 11 in 2021), with Houston at No. 17 (2.4 percent), Dallas at No. 20 (2.2 percent), and San…
