Community Impact Austin writes, "while many areas in the Hill Country are built out, including West Lake Hills and Rollingwood, the Lake Travis area still has many high-end residential real estate developments in the works.

Residential developments continue to be a significant area of focus in Bee Cave, Lakeway and Spicewood.

“In areas like Westlake, there isn’t anymore land—everything’s developed, so there isn’t room for new construction,” said Michelle Jones, a real estate agent for Grossman & Jones in Bee Cave. “We’re fortunate in our market in Lake Travis because we have land going out toward [Hwy.] 71.”

Community Impact shares, "the housing market in the Lake Travis-Westlake area has cooled slightly, according to data from the Austin Board of Realtors' February report.

The median home price fell to $780,000 in February from $850,000 in January, a 5.9% decrease from February 2022.

Active listings in the area have increased from 565 in January to 643 in February, while listings spend more days on the market. On average, active listings were spending 87 days on the market in February compared to 74 days in January.

“Austin’s housing market is trending in the right direction,” ABoR President Ashley Jackson said. “Buyers have more options and negotiating power with each passing month, and sellers have more time to make their next move.”

CultureMap Austin reports, "a new master-planned community is set to take shape in the "wild hills" of Lake Travis. Thomas Ranch, announced December 5 by developer Areté Collective, is coming to Spicewood, with construction set to begin in 2023.

The 2,200-acre project will boast ample housing — approximately 3,500 units are planned — as well as a downtown village, expansive hiking and biking trails, and many other luxe amenities. Its website says "Thomas Ranch is a 2,200-acre master-planned community reimagined to appeal to a new kind of lifestyle."

Salt Lake City-based Areté Collective LP announced Dec. 4 plans for Thomas Ranch, a 2,200-acre neighborhood that could rise along State Highway 71 near Spicewood. When Lakeway resident Katie Bigus and her husband started looking for a home near his job on Bee Caves Road, she said they were financially prepared and could be aggressive in their bidding process.

Still, Bigus said, they lost out on their first choice after bidding about $98,000 over asking price with no contingencies and a leaseback to the sellers in the contract.
