Salt Lake City-based developer Areté Collective LP has been toiling away on the first phase of construction — a private residential community named Loraloma — while Wasatch Premier Properties recently came on board to build hundreds of multifamily units on another 58 acres west of Austin. Areté Collective recently sold the 58 acres to Wasatch, an arm of Utah-based Wasatch Group, according to a Jan. 30 announcement.

Community Impact Austin writes, "while many areas in the Hill Country are built out, including West Lake Hills and Rollingwood, the Lake Travis area still has many high-end residential real estate developments in the works.

Residential developments continue to be a significant area of focus in Bee Cave, Lakeway and Spicewood.

“In areas like Westlake, there isn’t anymore land—everything’s developed, so there isn’t room for new construction,” said Michelle Jones, a real estate agent for Grossman & Jones in Bee Cave. “We’re fortunate in our market in Lake Travis because we have land going out toward [Hwy.] 71.”

Austin Business Journal reports, "the first phase of construction on Thomas Ranch, a 2,200-acre luxury community near Spicewood, is set to begin later this month.

Salt Lake City-based developer Areté Collective LP plans to break ground June 15, according to an announcement from late May. The first-phase neighborhood will be called Loraloma and have more than 400 homes and a golf course — although a builder is still needed.

Loraloma will be home to about 450 cottages, villas, estates and custom homesites, said Joe Rentfro, Thomas Ranch managing director.

"Our intention was to cater to a wide variety of individuals seeking a fresh take on Hill Country living without sacrificing the culture that rests at Austin’s core," Rentfro said.
