Austin Business Journal writes, "Multifamily development in Austin has slowed dramatically.

In April, 29,669 multifamily units were under construction across 104 communities in the metro, compared to 50,393 units under construction in 178 communities during the same month last year, according to ApartmentData.com.

The Journeyman Group ranked at the top of ABJ's latest list of multifamily real estate developers, with 3,944 units in the works or delivered in the Austin area last year. Journeyman Group has an additional 1,613 units planned for the area.

Alliance Residential ranked second on the list with 3,089 units in 2023, while The NRP Group took the No. 3 spot with 2,442 units. Wilson Capital ranked fourth with 2,135 units and Endeavor…

The Austin Chronicle writes, "if you're a native Austinite looking to buy a roughly $200,000 house, a batch of affordable homes are up for grabs through the city’s community land trust program, and the window to apply for eligibility is open now.

The Austin Community Land Trust, established following City Council’s passage of a resolution in 2018 aimed at slowing gentrification through a variety of measures, began accepting new applications for the program Jan. 1. The application window closes Jan. 31. Applicants must be first-time home buyers with a household income of no more than 100% of Austin’s Median Family Income (currently, $85,600 for a single person) and proof of generational ties to Austin. Previous applicants need not reapply.

Big Blue, one of Austin’s original tech titans, settled on the location for its future regional hub at the northern tip of The Domain in the first half of 2023, and now it is adding 50,000 square feet of lab space in Northeast Austin to its real estate inventory, according to a Jan. 9 announcement. IBM (NYSE: IBM) plans to outfit a state-of-the-art development lab at Karlin Real Estate LLC’s Parmer Impact Labs, located along East Parmer Lane not far from Samsung's Austin factory.

A little-known company called Blossoms Development has proposed Lund Farm off State Highway 95, north of Elgin. The company wants to have a diversity of home types and prices, according to a public presentation posted online by the city of Elgin. It also aims to create a walkable neighborhood that leverages the natural features of the site by using floodplains as amenity space and restoring historic blackland prairie.

Austin Business Journal writes, "another undeveloped chunk of land has taken a step toward becoming single-family homes in Northeast Austin.

During the Oct. 25 meeting of the Austin Planning Commission, the preliminary plan for Pinnacle at Wildhorse Ranch gained approval to divide 60 acres into 57 lots within the city’s Gilleland Creek watershed.

The approval represents an expansion to Wildhorse Ranch that has risen on 1,450 acres next to the newly requested expansion.

The development is a product of Austin-based Dwyer Realty Companies, led by longtime developer Pete Dwyer, and the request and the preliminary plan were presented to the commission by Kevin Burks, a civil engineer at the design consulting firm Kimley-Horn.

Sixty-eight acres in Northeast Austin have been zoned for single-family, small lot construction by the city’s Zoning and Platting Commission.

Plans indicate there are 211 plots at 4806 Blue Goose Road, just east of Cameron Road. Commissioners approved the zoning as part of the consent agenda at their Sept. 6 meeting, following a recommendation by city staffers.

The final number of homes could change.

The project is spearheaded by RR Braker Valley LP and Jeremy Smitheal, a partner at Austin-based real estate investment firm Riverside Resources. The company is behind several major commercial projects across the city, including plans to transform part of West Sixth Street.

Indiana-based White Lodging is gearing up to develop a 269-room high-rise hotel at the intersection of Fifth and Trinity streets.

The project, planned at 307 and 311 E. Fifth St., would rise 128 feet and encompass 188,640 square feet, according to public documents.

While White Lodging is developing the project, the owner is listed in public documents as 311 E 5th Series, a subsidiary attached to Finley Company.

The project site is about four-tenths of an acre. The space is currently occupied by low-slung buildings that were once home to the Trinity Hall event venue and House restaurant and bar (formerly Russian House), both of which have closed.
