"Austin inches closer to air conditioning mandates for residences"

Community Impact Austin reports, "A new city mandate for air conditioning in all residences is moving closer to final approval, and residents can weigh in on the change in July.

What's happening

The city is in the process of revising its technical codes, including its first proposed air conditioning mandate under the building code.

The update would require all residential property owners to keep rooms at least 15 degrees cooler than outdoor temperatures, and no hotter than 85 degrees Fahrenheit at most.

If implemented, the standards would apply for all existing properties and new construction in Austin.

Austinites can weigh in on the new building code items online until July 24. The revisions will also be discussed at the July 9 planning commission…

Austin Business Journal writes, "amid a year of muted activity for commercial real estate development, Pearlstone Partners LLC is betting big on the continued allure of Austin — it has three new projects up its sleeve that could total about $700 million in construction costs. That's on top of Robert Lee and his team forging ahead on three under-construction projects expected to deliver from early 2024 through 2025.

The Austin-based company just unveiled details on three multifamily communities planned to rise on prime sites, spread from Rainey Street to the northwest side of the Central Business District. All three are still in the investment phase, meaning they may not deliver for a few years.

"Luxury homes replace church in Brentwood, a new normal juxtaposition for Austin"

Austin Business Journal writes, "a handful of new luxury homes have started hitting the market in Central Austin’s Brentwood neighborhood.

Brentwood Heights, as the community is called, is a 1.4-acre, eight-home co-development from Cascade Homes and Urbane Roost, and the luxury residences come with a hefty price tag: $1.6 million to $1.9 million, according to an Aug. 17 announcement.

It's a price point that even those already living in Brentwood may struggle to afford. But new luxury homes for sale right beside older and cheaper properties is the direction Austin is trending in, Ashley Jackson, 2023 president of the Austin Board of Realtors. The Brentwood area is located a few miles west of where U.S. Route 183 meets I-35.

"Not just 'another luxury golf community': Thomas Ranch could add thousands of homes, urban node west of Austin"

The Austin Business Journal reports, "a massive master-planned community could be coming to the border of Travis and Burnet counties.

Salt Lake City-based Areté Collective LP announced Dec. 4 plans for Thomas Ranch, a 2,200-acre neighborhood that could rise along State Highway 71 near Spicewood. It would feature a dense urban core that developers hope to anchor with a major grocer, plus thousands of housing units across multiple types of residences and price points, a school, health care options, a resort hotel and a golf course designed by the mind behind the newest addition to the world's oldest course — The Castle Course at Scotland’s St. Andrews Links.

"Lennar, Icon reveal location of 3D-printed neighborhood north of Austin"

Austin Business Journal reports, "an Austin-based 3D-printed housing startup and one of the country's largest homebuilders have identified the location of their long-anticipated 100-home community in the region's suburbs.

Icon Technology Inc. and Lennar Home Corp. on Nov. 10 revealed that the startup's first foray into the volume homebuilding game will be the Genesis Collection at the Wolf Ranch master-planned community west of I-35 along U.S. Highway 29 in Georgetown, about 30 miles north of Austin. Construction is underway and reservations will begin next year, with prices expected to start in the mid-$400,000s.

"Wildhorse Ranch to expand near Manor"

Austin Business Journal writes, "another undeveloped chunk of land has taken a step toward becoming single-family homes in Northeast Austin.

During the Oct. 25 meeting of the Austin Planning Commission, the preliminary plan for Pinnacle at Wildhorse Ranch gained approval to divide 60 acres into 57 lots within the city’s Gilleland Creek watershed.

The approval represents an expansion to Wildhorse Ranch that has risen on 1,450 acres next to the newly requested expansion.

The development is a product of Austin-based Dwyer Realty Companies, led by longtime developer Pete Dwyer, and the request and the preliminary plan were presented to the commission by Kevin Burks, a civil engineer at the design consulting firm Kimley-Horn.

Buyers have dibs on more than half of Four Seasons luxury condos planned for Lake Austin

Just a few months after sales launched, potential buyers have reserved more than half of the luxury Four Seasons-branded residences planned for a high-profile cliff overlooking Lake Austin.

The sales pace for the units is another sign of the Austin region's continued rising real estate market, including the high-end segment, housing industry experts say.

The 179 residences in the Four Seasons project are due to break ground next year. Prices start at $4.1 million.

Reservations began in late September, and hit the half-way mark in just four months, said Eric Moreland, broker associate with Moreland Properties who is handling sales.
