CultureMap Austin writes, "nearly all of Austin has experienced a flurry of apartment construction to accommodate the equally expanding population in the last few years. In fact, five Austin-area zip codes were the hottest markets for new apartment construction between 2018 and 2022, according to a new rental market analysis by RentCafe.

According to Culturemap Austin,  "A neighborhood of six multimillion-dollar, high-end homes has emerged in the wealthy Austin suburb of West Lake Hills.

The new 12-acre development, called the Wildcat Club, features six homes on 1- to 4-acre lots with prices starting at $11.75 million. One of the homes (a 9,500-square-foot residence with interiors designed by Fern Santini) already has been sold, and two of the homes are now on the market.

Most of the homes can be customized based on a buyer’s preferences. Amenities include a lounge and wine room, media room, home office, pool, spa, gym, gourmet kitchen, outdoor kitchen, and butler’s pantry. Floor plans range from 5,750 square feet to 9,500 square feet.

A major real estate investor in Austin has acquired a sizable apartment complex in the fast-growing suburb from a prominent developer based in the city.

Palladius Capital Management acquired the 342-unit, located in Kyle from Endeavor Real Estate Group, which completed the project earlier this year.

The sale price was not disclosed.

Five local architecture firms will showcase their designs in a high-end residential development coming to West Lake Hills.

Custom homebuilder Foursquare Builders LLC announced Sept. 7 it will build an enclave of six ultra-luxury homes in the tony suburb west of downtown Austin, designed by five renowned firms. The development, called the Wildcat Club, will have home prices starting at $11.75 million. All of the home listings in the development are with Darin Walker of Kuper Sotheby’s International Realty.

The company plans to deliver the first apartments in the fourth quarter of next year.

Multifamily real estate company RangeWater has commenced construction on The Darby, a new development in the Austin suburb of Manor, Texas. The Darby will feature 326 apartments and 24 townhouses spread across a 25-acre property. The company plans to deliver the first apartments in the fourth quarter of next year.

The garden-style apartments will be joined by townhouses that will offer three bedrooms, two-and-a-half baths, garages and private outdoor areas. A fitness center will be among The Darby’s leading common-area amenities.

One of the country’s hottest ZIP codes for homebuyers is in one of the country’s hottest cities.

A new ranking from real estate platform Opendoor puts the 78641 ZIP code in Leander at No. 6 among the country’s 20 hottest ZIP codes for homebuyers.

According to the U.S. Census Bureau, Leander ranked second for population growth from July 2020 to July 2021 in cities with at least 50,000 residents. The Austin suburb saw its population grow by 10.1 percent during the one-year period, winding up at 67,124. 

Opendoor identified the top ZIP codes by analyzing data from local Multiple Listing Service programs where Opendoor operates. The ZIP codes were ranked by the total number of homes that went under contract within 90 days of listing in 2022.

The population of Leander soared 123 percent from 2010 to 2020, and the growth shows no signs of letting up. A new report from residential real estate platform Opendoor provides further evidence of the continued popularity of the Williamson County suburb.

Leander’s 78641 ZIP code ranks second on Opendoor’s new list of the country’s 10 most popular ZIP codes for homebuyers. To develop the list, Opendoor analyzed home sales in 2021 in the more than 40 markets where it operates brokerages.
