Austin Business Journal shares, "Hundreds of acres between Hutto and Taylor are newly primed for development. 

That's because Williamson County commissioners approved a development agreement for a 343-acre municipal utility district at their Sept. 24 meeting. Little is known about development plans for the district — known as North Fork MUD — but it could bring with it a huge influx of homes.

For example, a similarly sized development, Trinity Ranch in Elgin, will have more than 1,700 homes.

Plano-based GRBK Edgewood LLC is the project developer for the North Fork MUD, and its listed address in the development agreement matches that of Plano-based Green Brick Partners Inc. (NYSE: GRBK). Green Brick didn't immediately respond to requests for comment. 

The development agreement includes few details of the project besides its location. The 343-acre site is midway between Hutto and Taylor at the meeting point of county roads 368 and 369.

Green Brick operates seven homebuilder brands specializing in construction of single-family homes, townhomes and condos, according to its website. The company is already active in Williamson County, and its other project in the area could hold clues to its North Fork plans. 

Green Brick partnered with Colorado-based Century Communities Inc. to develop Elgin’s Trinity Ranch neighborhood, a 383-acre tract with more than 1,700 homes. Green Brick’s Trophy Signature Homes brand has 850 homesites within Trinity Ranch. 

Williamson County’s population has boomed in recent years, climbing from 422,679 in 2010 to an estimated 697,191 in July 2023, a 65% increase.

Much of the growth is being propelled by the county's increasing industrial base, which includes Samsung's massive semiconductor factory under construction in Taylor just east of North Fork. 

A number of companies — primarily suppliers to Samsung and Elon Musk's Tesla Inc., which makes cars in eastern Travis County — have set up shop in the region in recent years. They include Soulbrain Holdings Co. Ltd., which is building a $575 million chemical plant in Taylor; Wonik Materials Co. Ltd., which is building a $46 million facility in Manor in Travis County; and Hanwha Advanced Materials LLC, which is building a $100 million, 200,000-square-foot advanced high-tech manufacturing facility near Georgetown."
