Austin Business Journal writes, "A sprawling master-planned community in Hutto is coming along as another homebuilder opens up sales within it.

Nevada-based Tri Pointe Homes, one of the busiest volume homebuilders in the metro, now has homes ready to purchase in the master-planned community, said Bryan Havel, Tri Pointe’s Austin division president. Work on Flora, an 835-acre project in Hutto developed by Precedent Land Company, began in March 2024.

Other homebuilders involved in the first phase of Flora, which Havel said is being built on about 50 acres, include Brightland Homes, Meritage Homes, Empire Communities, Perry Homes, Highland Homes and Westin Homes, according to Flora’s website. That's because Williamson County commissioners approved a development agreement for a 343-acre municipal utility district at their Sept. 24 meeting. Little is known about development plans for the district — known as North Fork MUD — but it could bring with it a huge influx of homes.

For example, a similarly sized development, Trinity Ranch in Elgin, will have more than 1,700 homes.

Austin Business Journal reports, "Hutto’s wave of housing construction shows no sign of slowing, with two new projects in the works for the rapidly growing community northeast of Austin.

The two projects, discussed at a Hutto City Council meeting earlier this month, would add hundreds of housing units to the rural city, where the population has more than doubled over the past decade.

The first of the two projects, known as Meadowbrook, is being developed by Columnar Investments, said John Landwehr, Columnar’s Colorado and Texas executive director. Meadowbrook would rise on roughly 88 acres along Farm to Market 1660 on Hutto’s southeastern edge.

Empire Continental Land, the Texas land division of residential builder and developer Empire Communities, announced March 18 that work had begun on the project. The analysis identified the best markets nationwide for first-time homebuyers, as well as the top local city or suburb in major metro areas. Realtor.com examined median home listing prices, available inventory, forecasted price growth, commute times and unemployment rates when compiling the data.

The report lists median home prices of about $387,000 for Hutto, which is about 30 miles northeast of downtown Austin in Williamson County. Community Impact writes "the latest report from the Austin Board of Realtors shows a continuing trend of decreasing prices and growing inventory in the Round Rock, Pflugerville and Hutto housing markets as of January.

According to the report, the three cities combined saw a median home sale price of $435,124 in January, up 7.39% from $405,200 in December, but down 3.48% from $450,800 in January 2022.

In keeping with previous months, Round Rock Pflugerville and Hutto's median price in January was higher than the broader Central Texas market at $417,500, but lower than the city of Austin's median price of $525,000.

Community Impact writes, "the latest data from the Austin Board of Realtors shows a continuing trend of stabilizing home prices and supply in Round Rock, Pflugerville and Hutto.

According to the ABoR's monthly report for October, the median price of a home sold across the three cities in October was $457,876. While a slight increase over September's median price of $450,000, that price is still lower than the prior two months—$475,000 in August and $476,458 in July.

Additionally, $457,876 is a 5.4% year-over-year increase from October 2021's median price of $434,495.

By comparison, the broader Central Texas market saw a median sale price of $421,149 in October, while the city of Austin saw a $555,000 median sale price.
