CLD Realty has proposed building seven one-story buildings with retail and restaurant space on a 5.7-acre site at 2260 Main Street, the Austin Business Journal reported. Dubbed Corner on Main, the development is currently under review by the City of Buda.
The 48,000-square-foot complex would cost about $8 million, and construction is scheduled to begin in March next year.
“We are looking for neighborhood services that seek to take advantage of the tremendous growth in east Buda and the Sunfield community, Ryder Jeanes with CLD Realty, told the outlet in an email. He said the firm will consider tenants like restaurants and other service providers like salons and fitness centers.
The project, which is being designed by Runa Workshop, will sit behind multiple Buda hotels, including Candlewood Suites, Best Western and Comfort Suites. There’s also a Starbucks, McDonald’s, H-E-B and Cabela’s.
Buda’s Hays County had the second-lowest retail vacancy rate of any Austin submarket in the third quarter, according to data from real estate firm Partners. More than 443,000 square feet of retail space was under construction in the county last quarter, which was more than any other submarket.
“During the pandemic, some moves took place to more rural areas, like Bastrop, where you would have more space and less risk,” Lila Valencia, demographer for the city of Austin, previously said. “But it’s mostly people having to deal with the tight housing market in the Austin metro area. When they’re not able to find a home that they can purchase, they’re going to look further out into places like Bastrop.”
The Costco-anchored Dry River District in Kyle is another retail project underway in Hays County, which was one of the fastest growing large counties in the country."
