Austin Business Journal shares, "luxury townhomes could soon be coming to North Austin from a local, family-owned builder and developer.
Cedar Park-based PrimeHaven Homes LLC is navigating the permitting process for its Sonora project on Kramer Lane but leaders hope to break ground at the start of 2024, said Naeem Mahesania, one a partner in the company.
Sonora would rise on four acres at 1517 Kramer Lane and 10620 Macmora Road. Each lot is occupied by a single-family dwelling, and the homeowner at 1517 Kramer also operated a chiropractic office on the property.
"The homeowner was a chiropractor for our family, and we’ve been asking him to sell it to us for years," Mahesania said. "Finally, he decided to retire this year, and I’m thankful he chose us."
In place of those houses would rise 55 townhomes, with about half of the units being attached. Floor plans for the townhomes are expected to range from 1,650 to 2,100 square feet.
While 2,100 square feet might be pushing the upper limits of what can be called a townhome, Mahesania said, the lower end "really makes sense" in that it fills the smaller space of needs of young professionals.
Sonora would rise a couple of miles east of The Domain, where many of the tech companies flocking to Austin have set up shop, bringing with them young workers that need housing. It could also serve as an important infill development, as Sonora would be built on rare open land among a sea of single-family North Austin homes.
Prices for the townhomes would start in the $600,000 range.
Pending the permitting process, PrimeHaven hopes to break ground in January or February at the latest, Mahesania said.
PrimeHaven will be the general contractor for the project, SKB Architecture & Design is attached as architect, Patrice Rios is handling interior design, Civilitude is the civil engineer and Compass Development Marketing Group is the sales and marketing team.
PrimeHaven is also behind the 72-townhome Park Place at Lakeline development in Cedar Park."
