A peek at some of the new housing coming online in Horseshoe Bay, a lakeside community that's a little more than an hour's drive outside Austin. HORSESHOE BAY RESORT

Austin Business Journal writes, "the Jaffe family’s Horseshoe Bay Resort west of Austin keeps growing, and demand for the lakeside living there is apparently strong.

One new project at the resort, a three-tower condo called Waters Lakeside, has seen all 60 units pre-sold, according to a recent announcement from Legacy International, the broker for Horseshoe Bay Resort Realty. The condos started at $800,000.

Waters Lakeside broke ground in 2021, said Mandy Van Streepan, Legacy's chief operating officer. The development consists of three towers with 20 condos each, with the first set for a March move-in date. The second and third towers will open between April and May. The condos all have three bedrooms and range from 1,500 to 2,300 square feet, with an average price of $928,000.

Legacy International, an Austin-based real estate marketing firm, still has plenty of existing stock in the area to offer sales prospects — a little more than 150 estates, home sites, standard homes and club villas, said founder and CEO Philip Jalufki. His company is now Horseshoe Bay Resort Realty’s broker of record.

Sales prospects for that part of the Hill Country — not far from Marbles Falls — are widening as the demographics become much younger, Van Streepan said. In recent years, about $350 million has been invested in the resort to build new guest rooms, suites, multi-room units and upgrades of golf courses, dining experiences and meeting spaces. Plans are in the works to install a discovery center in the resort’s hotel to expose visitors to the real estate offerings.

“The average age (in Horseshoe Bay) I think was 72 at one point,” Van Streepan said. “It is moving way younger. People are going out there with families, younger kids.”

The resort is a little more than an hour's drive west of Austin.

Drawing younger crowds has involved providing new experiences, such as a nine-hole golf course, a gun club and a Ford Bronco off-road excursion.

Horseshoe Bay's 10,000-plus-acre resort has four golf courses designed by World Gold Hall of Fame members Robert Trent Jones Sr. and Jack Nicklaus, a spa and health club, a 14-court tennis facility, bike rentals, hiking trails, full-service marina and a private airport complete with a lighted 6,000-foot runway."
