Austin Business Journal reports, "A notable housing developer that's active in the Austin area is bringing 1,500 homes to a city in the northernmost reaches of the metro: Belton.

River Farm, as the neighborhood is known, is being developed by Hunt Communities, according to an announcement. Crews broke ground on the master planned community on Sept. 24.

The El Paso-based developer is building housing communities throughout the state, but in Central Texas, the company is best known for its The Colony neighborhood in Bastrop, a 2,300-acre development that had around 2,000 homes built as of April and another 2,000 on the way.

River Farm is 478 acres. It's located on the southern edge of Belton, just east of I-35, with the Lampasas River on River Farm’s eastern edge. The site is described as the location of the Utley Ranch.

The 1,500 homes in River Farm will rise on 45-, 50- and 60-foot lots. According to the Killeen Daily Herald, the development plan also includes a Belton Independent School District elementary school site, amenity centers with pools, workout areas and gathering spaces, riverfront access and linked trail systems.

Belton had an estimated population of 25,635 in 2024, up from 23,041 in 2020, according to the U.S. Census Bureau, meaning it grew by a population of about 2,600 over the course of four years. While the 1,500 homes in River Farm could take years to be built, if each home were occupied by a household of at least three people, it could represent a further population growth of 4,500 people."
