Austin Business Journal writes, "The new resolution, passed at the May 30 City Council meeting, tasks the city manager with identifying ways to improve access to the HOME program for low- and moderate-income households and expanding educational resources and technical help to households at risk of displacement due to gentrification. East Austin, where racial minorities were pushed about 100 years ago and gentrification concerns are top of mind, is likely to be a focus — though residents across the region have felt the effects of rising property values and urbanization.

Austin Business Journal shares, "A development of over 200 “micro homes” is coming to San Marcos soon. 

Earlier this month, Casata broke ground on what will be a community of 210 tiny homes ranging from 500 to 800 square feet. Casata CEO Aaron Levy said this will be the largest community of micro homes in the region and potentially in the U.S. 

The community, which is about three miles north of San Marcos, will have several dog parks, six acres of trails and park space, a pool, a gym and much more. Levy said people will likely move into the new neighborhood in summer 2025.

Austin Business Journal writes, "For the third-straight year, Georgetown is the fastest-growing city of at least 50,000 people by percent change, according to an analysis of data from the U.S. Census Bureau. Other Austin-area cities weren't far behind.

Georgetown's population reached 96,312 last year, according to newly released city-level data for the 12-month period spanning July 2022 to July 2023. That represents a gain of roughly 9,250 people from the year before — the eighth most in the country among cities of any size based on numeric gains.

An analysis of the data also shows that the city north of Austin grew 10.6% year-over-year, making it the fastest-growing city of at least 50,000 people. Kyle, south of Austin, ranked No. 2 with a 9%…

Austin Business Journal writes, "The national rental-housing market has continued to cool, with differing outcomes based on geography and unit type.

Several markets in the South posted significant year-over-year declines in apartment rental rates as of April, according to a new Realtor.com analysis. Those declines were led by Nashville, Tennessee, and Austin, Texas, the latter of which has seen an 8.3% annual drop in asking rents and an 11.5% drop since peaking September 2022.

And while most rental markets similarly have come off an August or September 2022 peak, a few locations are bucking the trend — including Indianapolis, Milwaukee and Minneapolis, which all experienced record-high rents in April, Realtor.com found.

CultureMap Austin writes, "Austin-Round Rock-Georgetown experienced its highest year-over-year increase in home sales this past April, illustrating a growing optimism in the metro area's housing market. That's according to the latest real estate report from Unlock MLS and the Austin Board of Realtor (ABoR).

More than 2,700 homes were sold in April across the Austin-Round Rock-Georgetown MSA, which is a 5.9 percent increase from this time last year. Median prices landed at just under $470,000 in a 1.1 percent increase year-over-year. There were 10,808 active home listings on the market, which is nearly a 32 percent jump from April 2023.

Yahoo Finance writes, "The frenzied homebuying days in Austin, Texas, that saw some buyers offer six figures over asking price are gone.

The Texas capital, where the average home price soared by $170,000 during the COVID pandemic, is now seeing major price corrections: The median price per square foot is down 9.5% from its pandemic peak two years ago, according to Realtor.com. As of April, the median list price stood at $557,000.

Austin’s real estate boom was driven by a sudden influx of workers, who were newly remote and suddenly more mobile thanks to early COVID office closures. They encountered a waning supply of inventory, and home prices subsequently spiked, dealing a blow to the city’s affordability.

Realtor.com reports, "New-home sales surged last month, as buyers increasingly turned to fresh construction in a housing market plagued by few homes for sale.

Sales of new single-family houses jumped 8.8% in March from the prior month, to a seasonally adjusted annual rate of 693,000, the U.S. Census Bureau and Department of Housing and Urban Development jointly reported on Tuesday. March sales were up 8.3% from one year ago and were at their highest levels since last September.

The median sales price of new homes was $430,700 in March. That was good news for buyers as the price was down 1.8% from one year ago. This is a result of homebuilders increasingly pivoting to smaller and more affordable homes to appeal to buyers pinched by high mortgage…

ATX Today reports, "Austin City Council will vote on Phase II of the HOME Initiative — a move that would reduce the minimum size of a single-family lot — as early as May.

The council passed the first phase of the HOME Initiative, which stands for Home Options for Middle-income Empowerment, in December 2023. In part, the decision increased the maximum number of units from one to three on certain single-family lots.

This new phase would change single-family lot minimums from 5,750 sqft to 2,000 sqft, something the Austin Board of Realtors said could improve home affordability moving forward.
