Could a housing recovery possibly be underway?

In March, mortgage rates ended the month over 30 basis points lower than where they started and more buyers returned to the market. Home sales prices fell year-over-year in February—the first time in nearly 11 years—and total home sales saw their largest monthly percentage increase since July 2020. However, many economists remain mixed about how much more home prices will drop this year.

For one, the nation’s housing supply remains limited. Those who purchased homes in recent years at record-low interest rates are staying put. Tight inventory issues, in part, are also keeping prices from dropping off, which is perpetuating affordability challenges for many, especially first-time homebuyers.

Using information from the U.S. News Housing Market Index, we’ve compiled the data you need for a better understanding of the current state of the market. Here’s what you should know about how the Austin housing market has changed in the last year and looking ahead into mid-2023.(GETTY IMAGES)

U.S. News reports, "given the enormous popularity of the greater Austin, Texas, area for online searches, newcomers and employment growth, it may act as a reasonable bellwether for the state of the U.S. housing market. This will certainly be tested in the spring and summer selling season, when the National Association of Realtors reports that about 40% of sales of existing homes throughout the U.S are historically made between the months of May and August. Besides offering warmer weather, buying a home during these months allows buyers with school-aged children to shop, bid, close and move into a new residence before the start of a new school year.

Similar to the overall U.S. housing market in mid-2020, the Austin housing market went into…

Towers reports "with new towers and height-friendly rezonings throttling up the pace of growth around the Domain area of North Austin all the time, it’s kinda hard to keep up with everything planned here — but there’s one upcoming project you really ought to know, since it’s one of the most promising steps in this ongoing experiment of converting the suburban sprawl around the intersection of Burnet Road and Braker Lane to an almost downtown-like urban environment.

Verde Square, planned by local firm Ironwood Real Estate in partnership with Austin-obsessed global real estate firm Karlin, imagines a four-building complex on more than six acres of land along Burnet Road located just west of the new Q2 Stadium, taking full advantage of this…

Realtor.com reports, "the nation might be in the clutches of a dire housing shortage, but builders won’t be putting up enough new homes this year to make much of a dent.

Housing starts, which is when construction has begun but not yet completed, are expected to fall to about 744,000 single-family homes in 2023 as builders continue to pull back, according to the National Association of Home Builders forecast. That’s down about 12% from last year.

However, NAHB expects new construction will rebound in the second half of the year, giving a boost to the overall economy.

“Typically, single-family construction tends to recover before the economy rebounds,” says NAHB Chief Economist Robert Dietz. “By the time we get to the second part of the year,…

The 1,035-foot-tall Wilson Tower, set to begin construction this year, will be the tallest residential building in the US outside of New York City. Photographer: Courtesy of HKS

Bloomberg.com writes, "the city of Austin is building up, and its once-modest skyline is getting weird.

Due in 2026 is a mixed-use high-rise called Waterline, designed by the New York firm Kohn Pedersen Fox. At 1,022 feet, the building qualifies as a “supertall,” one of just a handful of these spectacular skyscrapers in the US outside Chicago or New York City. When it’s finished, the project will rank as the tallest building in Texas. Designed like a stack of several different buildings, Waterline will stand out on a skyline that’s growing up faster than almost any other nationwide.

But it won’t stand alone. Groundbreaking is due this year on an even-taller supertall, the Wilson Tower. Wrapped in a dusky golden brise-soleil running the length of…

Here is how the Apple campus could look when totally finished, with about 3 million square feet. Construction began in November 2019 on the 133-acre site. APPLE

Austin Business Journal reports, "the second phase of construction at Apple Inc.’s Northwest Austin campus shows no sign of slowing down as the tech titan files to raise yet another building on the property.

It's welcome news for a city — and real estate sector — that has been put at risk by big tech employers lately as recession fears loom and the work-from-home model prevails. Facebook (Nasdaq: META) is slimming down in Austin, backing out of space it was to take in Austin's next tallest skyscraper. News of coming layoffs at Amazon.com Inc. (Nasdaq: AMZN) and Google Inc. (Nasdaq: GOOG) has left many real estate pros on pins and needles.

But Apple (Nasdaq: AAPL) appears to be bucking that trend. Executives did not respond to requests for…

Travis County is considering increased fees for reviews such as traffic impact analysis. MIKE CHRISTEN/ABJ

Austin Business Journal reports, "developers working in Travis County may face increased construction and permitting fees in the months ahead.

Travis County Commissioners Court is considering increasing existing development fees and implementing new ones for a variety of services including traffic impact analysis, on-site sewage facilities and floodplain permits, in addition to requests for variances and exceptions associated with development review.

If passed, this would be the first change to the county’s development fee structure since 2016 and generate millions in annual income for the county.

With already long wait times for county development review, which increase the cost of new construction, commissioners stress that any additional…
