"New Texas law restricting certain land sales may have major effect on real estate investment"

Austin Business Journal reports, "A new Texas law that restricts land sales to citizens and businesses from certain countries may negatively impact investment in the state after Sept. 1, commercial real estate experts said.

Senate Bill 17, which Texas Gov. Greg Abbott signed into law last month, prohibits “real property purchases” — including residential, with some exceptions, as well as commercial, industrial and agricultural land — to citizens of or companies headquartered in China, Iran, North Korea and Russia. The law also bans “other interests in real property,” which include easements, mineral and water rights, and leases of more than one year.

"New 55+ community breaks ground on 260 homes in Bastrop"

CultureMap Austin shares, "Del Webb, a Phoenix, Arizona-based builder specializing in "active adult communities," has broken ground on a new community in Bastrop — its first in the Austin area in more than 30 years. Del Webb Lost Pines will encompass 500 residences with resort-style amenities in early 2026 if construction sticks to its current schedule.

The community is a smaller area within a larger master-planned community called The Colony, part of which touches the Colorado River. The Lost Pines section is within the north side of The Colony, about a 10-minute drive to the river according to Google Maps. The new homesites are located along Republic Drive.

"As Austin aims to attract more life sciences companies, this suburb vies to be a hub for the sector"

Austin Business Journal shares, "Cedar Park, a suburb of roughly 78,000 people about 20 miles northwest of downtown Austin, has been courting life sciences companies in recent years. Enovis Corp. marks its biggest win, which picked the suburb for a 100,000-square-foot manufacturing facility that will create at least 162 jobs. But there also have been a handful of smaller victories, and observers contend the pipeline holds the potential for plenty more.

That has led Cedar Park officials to seek partners to build a life sciences cluster, according to Arthur Jackson, the city's chief economic development officer. Austin Business Journal writes, "To the north and west, huge Carribbean-like lagoons fit for swimming and paddle boarding. To the south and east, a couple of surf parks.

There are four grand plans to bring big water features to new neighborhoods outside Austin. If they all come to fruition, Austinites can find them in any direction they drive.

"Legislative wrap up: Texas passes key housing bills"

Austin Business Journal writes, "The most recent Texas legislative session saw a slate of measures passed to make it easier to build more housing across the state. 

Some of the laws that were changed include allowing smaller and ideally more affordable homes to be built, expanding where housing in the state could be built and making it harder for housing developments to be killed in the approval process. 

While the Texas Legislature and its process is known for killing more bills than they pass, the 89th legislative session proved to be a “really strong” one for housing and affordability, said Julia Parenteau, the director of public policy for Texas Realtors.

"2 big apartment complexes pegged for North Austin"

Austin Business Journal reports, "Two big multifamily projects are in the works for North Austin.

Developers have filed plans with the Texas Department of Licensing and Regulation for two projects that would see almost 800 residences and more than one million square feet of new development built over the next two years. They're planned at a time when the city is grappling with elevated vacancy rates in its multifamily market, but there's a hope that by the time they're delivered, the market will be in a healthier place.

"$2B master planned community coming to fast-growing Caldwell County"

Austin Business Journal reports, "Austin developer Wilson Capital hopes to start development of a 932-acre master-planned community in Lockhart as early as the fourth quarter of this year. It's estimated to cost $2.15 billion.

The community, called Blue Sky, will rise on 932 acres along State Highway 130 southwest of Lockhart, according to an announcement. With thousands of homes plus commercial and medical space — and a school — planned, the community will represent major growth for one of the fastest-growing counties in the nation, Caldwell County.

Once fully built out, Blue Sky will have more than 3,650 single-family home sites. The first phase of development is expected to begin late this year or early next year with construction of the…

"About 1,400 new homes pegged for fast-growing Lockhart"

Austin Business Journal shares, "A big development in Lockhart will add about 1,400 homes to the fast-growing city south of Austin.

Houston-based Perry Homes is already hard at work building infrastructure for its Juniper Springs neighborhood, which will total about 400 acres, said Chris Little, president of Perry Homes Central Texas. The neighborhood also will have a new elementary school that will be part of the Lockhart Independent School District, according to an announcement.

“Heavy infrastructure work [at Juniper Springs] has been underway,” with completions of lots expected this summer and model homes ready to tour in the fall, Little said.

"Second phase of sprawling Hill Country master-planned community to rise soon"

Austin Business Journal shares, "Hundreds of homes are set to rise west of Austin after a developer secured a $106 million loan for the next phase of a master-planned community.

Austin-based Masonwood Development will begin the second phase of its Provence community early next year, CEO Jim Meredith said in a statement, thanks to the loan from Canadian-based Trez Capital.

The closing of the loan enabled “us to to immediately begin the infrastructure and development of Phase II of this prized project,” Meredith said.

Masonwood collaborated with John Hutchinson and Jason Stowe at Trez Capital to secure the loan.
