In 2023, new homebuyers occupied the largest slice of the market since the report started in 2018, making up about half of all buyers. The demographic was only 37 percent in 2021. It cites the "rate lock" effect for keeping "repeat buyers" from moving on too quickly and abandoning their lower mortgage rates. Austin Business Journal shares, "New listings for homes for sale in the Austin metro surged in February, a rise driven largely by lower-priced homes that are considered affordable for first-time homebuyers, according to data from the Austin Board of Realtors.

February saw 3,915 new home listings in the metro, according ABOR’s latest market report. That’s up from just 3,064 in January, and an increase of more than 40% year-over-year from the 2,764 new listings reported in February 2023.

ABOR housing economist Clare Losey said many of the new listings are for homes priced under $400,000.

According to the latest analysis by Unlock MLS, which provides real estate data across the Austin-Round Rock-Georgetown metropolitan statistical area (MSA), bothpending and closed sales increased slightly in January compared to the previous year. 1,667 homes were sold last month, up 4.3 percent; There were also 2,480 pending sales, up 3.8 percent.

Austin Business Journal shares, "Hutto is the best market for first-time homebuyers in the Austin area, according to a new analysis by Realtor.com.

The analysis identified the best markets nationwide for first-time homebuyers, as well as the top local city or suburb in major metro areas. Realtor.com examined median home listing prices, available inventory, forecasted price growth, commute times and unemployment rates when compiling the data.

The report lists median home prices of about $387,000 for Hutto, which is about 30 miles northeast of downtown Austin in Williamson County. Culturemap Austin writes, "Austin's hot real estate market is still trying to balance itself out after a full year of cooling prices. But even after that, it's accounting for nearly $17.5 billion in economic activity in 2023, according to the latest report from the Austin Board of Realtors (ABoR).

The final report of 2023 wrapped up the Austin-Round Rock metro area's performance and compared it to 2022's statistics. The findings show the median prices in the Austin area decreased 10.2 percent year-over-year to $450,000.

As another good sign for what's ahead for homebuyers in the coming year, 2024 ABoR president Kent Redding said housing inventory in the Austin-Round Rock MSA has increased to the highest it's been in more than eight years.

The Austin Chronicle writes, "if you're a native Austinite looking to buy a roughly $200,000 house, a batch of affordable homes are up for grabs through the city’s community land trust program, and the window to apply for eligibility is open now.

The Austin Community Land Trust, established following City Council’s passage of a resolution in 2018 aimed at slowing gentrification through a variety of measures, began accepting new applications for the program Jan. 1. The application window closes Jan. 31. Applicants must be first-time home buyers with a household income of no more than 100% of Austin’s Median Family Income (currently, $85,600 for a single person) and proof of generational ties to Austin. That's the status of the Austin-area housing market as of August, when it saw its first year-over-year increase in home sales since early 2022, the Austin Board of Realtors says.

In its latest monthly report, the board said 2,939 houses changed hands last month in the five-county Austin region, which extends from Georgetown to San Marcos.

The sales represented a 1.4% increase over August 2022. It was the first increase in sales in the Austin region since February 2022, before repeated interest rate hikes by the Federal Reserve to ease inflation began sharply slowing home sales throughout Central Texas.
