Austin Business Journals reports, "for the second year in a row, a city in Williamson County was estimated by the U.S. Census Bureau to be the fastest-growing city in the country. It was one of three Austin-area cities that ranked among the top four.

Georgetown reached a 2022 population estimate of 86,507. That's a 14.4% year-over-year increase, according to a May 18 release from the U.S. Census Bureau. That ranked just ahead of Santa Cruz, California (61,800, +12.5%), Kyle (57,470, +10.9%) and Leander (74,375, +10.9%) among cities with a population of at least 50,000 people.

KXAN Austin writes, "just days after the Austin Board of Realtors said the local housing market is starting to “rebalance,” Zillow has released a much harsher outlook: the Austin market is now “ice cold.”

The characterization comes as Zillow released its market report for December 2022.

The report shows homes in the Austin area are spending a median of 68 days on the market, more than in any other major metro nationwide. Back in December 2021, Zillow reported homes in the area were on the market for a median of 22 days.

Another metric in the report shows homes aren’t selling for as much as they used to. In November, just 11% of listings sold for higher than the asking price, down from 47% a year before.

Austin Business Journal writes, "the Austin metro housing market set another sale price record in 2022 — but prices ended the year trending down, another sign of continued cooling and a possible return to more normal conditions.

The average median sale price of a home was $503,000 last year, an 11% increase from 2021, according to the latest data from the Austin Board of Realtors.

However, after peaking at $550,000 in April and May, prices have been steadily retreating — hitting $457,426 in December, a 3% year-over-year decrease and nearly $100,000 less than in the spring.

Cedar Park is seeing the lowest median home price this year for July as prices in the city continue to drop, while Leander is experiencing the opposite, according to Austin Board of Realtors data.

In July, Leander’s median home price reached $567,455, which is the highest price the city has seen this year. Cedar Park, however, saw the lowest home price in July at $512,500.

Despite Leander seeing a slight upward trend in home prices as the year progresses, ABoR President Cord Shiflet said the housing market is continuing to normalize.

One of the country’s hottest ZIP codes for homebuyers is in one of the country’s hottest cities.

A new ranking from real estate platform Opendoor puts the 78641 ZIP code in Leander at No. 6 among the country’s 20 hottest ZIP codes for homebuyers.

According to the U.S. Census Bureau, Leander ranked second for population growth from July 2020 to July 2021 in cities with at least 50,000 residents. The Austin suburb saw its population grow by 10.1 percent during the one-year period, winding up at 67,124. 

Opendoor identified the top ZIP codes by analyzing data from local Multiple Listing Service programs where Opendoor operates. The ZIP codes were ranked by the total number of homes that went under contract within 90 days of listing in 2022.

LEANDER, Texas — In a real estate market with skyrocketing active listings, Leander’s 78641 ZIP code ranked as one of the “hottest” areas to call home.

Opendoor released a list Tuesday with the 20 “hottest ZIP codes” in the country in the first half of 2022. Leander ranked No. 6 in the list of 20 areas across the U.S.

The ranking used Multiple Listing Services data where Opendoor brokerages operate and ranked ZIP codes by the total number of homes in 2022 that went into contract within 90 days of listing, according to a release.

The population of Leander soared 123 percent from 2010 to 2020, and the growth shows no signs of letting up. A new report from residential real estate platform Opendoor provides further evidence of the continued popularity of the Williamson County suburb.

Leander’s 78641 ZIP code ranks second on Opendoor’s new list of the country’s 10 most popular ZIP codes for homebuyers. To develop the list, Opendoor analyzed home sales in 2021 in the more than 40 markets where it operates brokerages.

Chris Westrom, Opendoor’s senior general manager in Austin, says Leander benefits from the population and job growth occurring throughout the metro area.
