Culture Map Austin writes, "despite already being one of the sleeker areas in Austin, The Domain is getting a facelift. The giant outdoor mall and residential area is planning a multi-phase, multimillion-dollar renovation over the next two years.

The Domain has been around longer than many Austinites may realize, given how fast stores, workspaces, and restaurants are popping up in the surrounding area. But after 15 years, it's time to do some maintenance, starting with the exterior facades.

According to a news release, the goal of this first phase is to make sure the exterior holds up to the caliber of luxury shops The Domain is now attracting. This may not mean much for the casual observer, but people who for live, work, or shop at The Domain,…

Community Impact Austin writes, "while many areas in the Hill Country are built out, including West Lake Hills and Rollingwood, the Lake Travis area still has many high-end residential real estate developments in the works.

Residential developments continue to be a significant area of focus in Bee Cave, Lakeway and Spicewood.

“In areas like Westlake, there isn’t anymore land—everything’s developed, so there isn’t room for new construction,” said Michelle Jones, a real estate agent for Grossman & Jones in Bee Cave. “We’re fortunate in our market in Lake Travis because we have land going out toward [Hwy.] 71.”

Jones said although there are a couple of multifamily developments in the area, single-family homes, often associated with a plethora of…

CultureMap Austin reports, "with median home prices sitting at $550,000, it takes quite the leap for the average Austin home to be considered a luxury listing. And yet there are many; 24.7 percent of all real estate listings in Austin are homes worth over $1 million, according to a new study.

The report, by online real estate marketplace experts Point2, ranks Austin No. 10 nationwide among U.S. cities with the highest shares of luxury homes. Austin ranks No. 1 in Texas, with Dallas and Houston right behind.

In Point2's 2021 report, Austin ranked No. 9 with only 19.9 percent of real estate listings with a price tag for more than $1 million. These new findings confirm that Austin is on the rise as the best housing market for growth, while also…

Austin Business Journal shares, "luxury townhomes could soon be coming to North Austin from a local, family-owned builder and developer.

Cedar Park-based PrimeHaven Homes LLC is navigating the permitting process for its Sonora project on Kramer Lane but leaders hope to break ground at the start of 2024, said Naeem Mahesania, one a partner in the company.

Sonora would rise on four acres at 1517 Kramer Lane and 10620 Macmora Road. Each lot is occupied by a single-family dwelling, and the homeowner at 1517 Kramer also operated a chiropractic office on the property.

"The homeowner was a chiropractor for our family, and we’ve been asking him to sell it to us for years," Mahesania said. "Finally, he decided to retire this year, and I’m thankful he…

Mansion Global writes, "with an asking price of $50 million, a lakefront compound in Austin, Texas, could set a record for the state, according to listing agent Bridget Ramey of Kuper Sotheby’s International Realty.

The roughly 6-acre estate on Lake Austin is directly adjacent to a large ranch owned by technology magnate Michael Dell, Ramey said. It comprises a roughly 7,000-square-foot main house and three guesthouses, plus a private boat dock with space for two boats, Ramey said.

Owner Brett Ames, a real-estate developer, and his wife, musician Carolann Ames, acquired the land in 2014 and built the home for their family, he said. He declined to comment on how much he paid for the land; there are no public records since Texas is a…

TexasMonthly writes, "near the edge of a cliff that plunges hundreds of feet down to the shore of Lake Austin, a five-thousand-square-foot steel-frame structure with tentlike walls houses the potential future of ultraluxury real estate marketing: a holodeck.

The term comes from Star Trek, in which Federation starships were equipped with special rooms where crew members could create and interact with holographic environments. At Lake Austin, the enormous space brings to virtual life, in photographic detail, one of the most opulent condo buildings Texas has ever seen. Its creator bills it as the first installation of its caliber anywhere.

Let’s back up. When entrepreneur Jonathan Coon announced his plans to build a sprawling complex along the top…

The serene, parklike property is available for $9.5 million.

“As soon as you go through the gates, city life is gone. It truly feels like a respite from the city. All you hear when you’re there are birds tweeting and the two owls that live in the trees hooting. You’re truly surrounded by nature. You’re in the wilderness,” says listing agent Wendi Slaton Anderson, with Compass.

“The house is lovely, but it is the land and the lot around it that is exceptional,” adds Slaton Anderson.

‘Very livable’

TheRealDeal reports, "Austin’s ultra luxury market has burst onto the scene in recent years, nipping at the heels of the Dallas-Fort Worth region, which has the top luxury market in Texas.

Five homes listed at $10 million or more sold in Austin last year, totalling almost $56 million, and 11 sold in DFW for a combined $146 million, according to a report from Compass.

Super high-end homes sales in DFW are nothing new, but it’s become a revelation in Austin, where residential sales of $10 million or higher were nearly unheard of several years ago. In 2019 and 2020, no such sales were on record. In 2022, the market exploded, however, resulting in four transactions above the $10 million threshold.

“While a $6 million sale was noteworthy in 2019,…
