Community Impact Austin writes, "Leasers in the Austin-Round Rock-San Marcos Metropolitan Statistical Area now have access to some additional insight into the MSA's residential rental market.

Austin Board of Realtors officials announced Feb. 13 that it would begin tracking leasing data across the MSA through Unlock MLS’ monthly Central Texas Housing Report, which already includes home sales data.

Explained

Unlock MLS houses ABoR's Multiple Listing Service, or the platform that Realtors use to share information about homes on the market.

The expansion to include leases gives a more transparent and robust picture of the region’s real estate market, said Brandy Wuensch, 2025 Unlock MLS and ABoR president, in a news release.

“With the increased leasing…

KXAN Austin writes, "After Real estate experts reported in December Austin had the largest rent decrease between 2023 and 2024 of the country’s largest metros, new insight from Rent.com data is revealing which capital city neighborhoods are cheapest for renters.

Rent.com pulled average rental data and annual change data for Austin from February 2025 figures, with all neighborhoods included listed on the apartment search engine’s rental market trends dashboard.

Rent.com’s analysis revealed the average rental prices in Austin included $1,261 for a studio (up 14% year over year), $1,387 for a one-bedroom apartment (down 4% year over year) and $1,713 for a two-bedroom unit (down 3% from this time in 2024).

Looking at the proportions of rental units…

Redfin.com writes, "Nationwide, the median asking rent was little changed from a year earlier, down 0.1% to $1,599. But rents may inch up if demand outstrips supply in a big way, which is feasible because apartment construction is slowing and high homebuying costs are fueling renter demand.

The median U.S. asking rent was $1,599 in January, little changed (-0.1%) from a year earlier and up 0.5% from a month earlier.

The median asking rent per square foot fell 1.5% year over year to $1.80 and rose 0.8% month over month.

Rents are stabilizing because the number of available apartments is in sync with the number of people who want to rent those apartments. Asking rents skyrocketed during the pandemic moving frenzy because there weren’t enough…

A sign outside REVL Apartments in late January. DAVE CREANEY

Austin Business Journal reports, "Austin’s multifamily market is oversupplied again, and with the switch in cycles come deals for renters.

The area has seen a steady drop in rental prices through recent months, with the median rent at the end of 2024 about 5% lower than at the end of 2023. The drop comes after the pandemic supercharged both Austin’s growth and cost of housing as many people relocated to the city for its warm weather and quality of life — which when paired with historically low interest rates encouraged a building boom in the area.

“The market was so good in 2021 and 2022 you saw record rent growth, over 20% rent growth,” said Patton Jones, vice chairman of Newmark’s Central Texas office, who oversees the firm’s multifamily…

Rental homes in Tricon Bryson come in three- and four-bedroom floor plans. CHAD DAVIES

Austin Business Journal reports, "A new build-to-rent neighborhood is opening in one of the fastest-growing neighborhoods in Leander.

Tricon Residential Inc., part of Blackstone Real Estate’s portfolio, is opening Tricon Bryson — a build-to-rent neighborhood consisting of 155 single-family homes — within Leander's wider Bryson development, according to an announcement. The new neighborhood will add to the region’s rental housing supply in Leander, where the U.S. Census Bureau estimates the population has more than tripled since 2010.

“There’s a tremendous need for more housing overall, and every day it’s harder and harder to get a new neighborhood approved and permitted and ready to go, whether for rent or for sale,” said Andy Carmody, senior…

Realty News Report shares, "Austin ranks as the top apartment market in the nation, according to a new study by Realtor.com.

San Antonio, located about 75 miles from Austin, also ranked near the top of the “Top 10 Markets for Renters” – a Realtor.com report naming metros that earned high praise for their rental affordability, availability of leasable units, economic growth projections and shorter than average commute times.

The survey says Austin, Oklahoma City, Okla., Birmingham, Ala. and San Antonio nabbed the top four places, respectively, in the overall rankings. The 10 top-tier communities – all located in the South and Midwest — placed highest in the nation for their encouraging rental and related attributes.

Bay News 9 shares, "A few Texas cities and the South in general were heavily featured in the best places for renters to live in a new report.

RentCafe, an apartment listing service that conducts research on the real estate market, posted its annual rankings of the best cities for renters earlier this month. Its rankings were determined by looking at 20 different metrics in three categories–cost of living and housing, the local economy and quality of life.

While Charleston, South Carolina, took the top spot for the second year in a row, three Texas cities ranked in the top 10.

McKinney, a city in the Dallas-Fort Worth area, came in at No. 4 on the list because of its “lower-than-average cost of living, high-end apartments in top locations…

Hoodline Austin writes, "As rents across Austin experience an unexpected dip, the city is witnessing a shift, where rent decreases have ushered in a slowed momentum for new apartment constructions, revealed data from Realtor.com and insights from local experts. Rents in Austin have seen a near 10% reduction from May 2023 to May 2024, with average rent for small to medium apartments at $1,400, while the national median stood at $1,700, as noted by KVUE.

After a substantial uptick in rental prices, due in part to an influx of residents and low pandemic-era interest rates, construction boomed, yet this surge is tapering off as building costs increase alongside interest rates and market profitability becomes less certain, a situation underscored by a…

Supply continues to be a major theme in the U.S. rental-housing market, with Sun Belt markets especially seeing an unprecedented level of new construction delivering in recent quarters. GETTY IMAGES

Austin Business Journal writes, "The national rental-housing market has continued to cool, with differing outcomes based on geography and unit type.

Several markets in the South posted significant year-over-year declines in apartment rental rates as of April, according to a new Realtor.com analysis. Those declines were led by Nashville, Tennessee, and Austin, Texas, the latter of which has seen an 8.3% annual drop in asking rents and an 11.5% drop since peaking September 2022.

And while most rental markets similarly have come off an August or September 2022 peak, a few locations are bucking the trend — including Indianapolis, Milwaukee and Minneapolis, which all experienced record-high rents in April, Realtor.com found.
