Austin Business Journal shares, "Apartment rents typically drop when new units are added to a market's housing supply, but a new analysis quantifies by how much.

The study by the Pew Charitable Trusts on rent changes in major U.S. cities from 2017 to 2024 determined that for every 10% increase in a ZIP code’s housing supply, rent growth was 1.4% less compared to a ZIP code that had no additional housing supply. The Pew analysis also found that a 10% increase in a market's housing supply correlated to rents growing 5% less from 2017 to 2024.

In Austin, which has undergone an apartment building boom in recent years, the biggest rent declines were for older and lower-quality units, the study found.

CultureMap Austin shares, "apartment rent prices in June were more expensive in Austin and Kyle than they were anywhere else in the metro, according to the latest monthly rental report from Zumper.

The rent report, which analyzed active listings from the previous month across all cities in the Austin area, tracks the most and least expensive rent prices for one- and two-bedroom apartments, and determines the cities with the fastest growing rents. Listings were aggregated by city to calculate median asking rents.

KXAN Austin writes, "After Real estate experts reported in December Austin had the largest rent decrease between 2023 and 2024 of the country’s largest metros, new insight from Rent.com data is revealing which capital city neighborhoods are cheapest for renters.

Rent.com pulled average rental data and annual change data for Austin from February 2025 figures, with all neighborhoods included listed on the apartment search engine’s rental market trends dashboard.

Rent.com’s analysis revealed the average rental prices in Austin included $1,261 for a studio (up 14% year over year), $1,387 for a one-bedroom apartment (down 4% year over year) and $1,713 for a two-bedroom unit (down 3% from this time in 2024).

Austin Business Journal reports, "Austin’s multifamily market is oversupplied again, and with the switch in cycles come deals for renters.

The area has seen a steady drop in rental prices through recent months, with the median rent at the end of 2024 about 5% lower than at the end of 2023. The drop comes after the pandemic supercharged both Austin’s growth and cost of housing as many people relocated to the city for its warm weather and quality of life — which when paired with historically low interest rates encouraged a building boom in the area.

Tricon Residential Inc., part of Blackstone Real Estate’s portfolio, is opening Tricon Bryson — a build-to-rent neighborhood consisting of 155 single-family homes — within Leander's wider Bryson development, according to an announcement. The new neighborhood will add to the region’s rental housing supply in Leander, where the U.S. Census Bureau estimates the population has more than tripled since 2010.

Realty News Report shares, "Austin ranks as the top apartment market in the nation, according to a new study by Realtor.com.

San Antonio, located about 75 miles from Austin, also ranked near the top of the “Top 10 Markets for Renters” – a Realtor.com report naming metros that earned high praise for their rental affordability, availability of leasable units, economic growth projections and shorter than average commute times.

The survey says Austin, Oklahoma City, Okla., Birmingham, Ala. and San Antonio nabbed the top four places, respectively, in the overall rankings. The 10 top-tier communities – all located in the South and Midwest — placed highest in the nation for their encouraging rental and related attributes.

RentCafe, an apartment listing service that conducts research on the real estate market, posted its annual rankings of the best cities for renters earlier this month. Its rankings were determined by looking at 20 different metrics in three categories–cost of living and housing, the local economy and quality of life.
