Austin Business Journal reports, "Austin’s multifamily market is oversupplied again, and with the switch in cycles come deals for renters.

The area has seen a steady drop in rental prices through recent months, with the median rent at the end of 2024 about 5% lower than at the end of 2023. The drop comes after the pandemic supercharged both Austin’s growth and cost of housing as many people relocated to the city for its warm weather and quality of life — which when paired with historically low interest rates encouraged a building boom in the area.

Parker Lane Apartments officially opened on the morning of Saturday, November 16, and is now accepting applications.

Nonprofit Foundation Communities said its goal is to bring more affordable housing for families to the city.

Rent prices start as low as $600 and are income-based. On top of an affordable apartment, the community also offers sustainable green features and on-site services such as a healthy food pantry and a no-cost learning center for after-school and summer programs.

Realtor.com reports, "the number of homes for sale for each renter household in the U.S. remains near record lows, highlighting the supply crunch that first-time buyers face in the current housing market.

Currently, there are about 30 renter households for each available home for sale, up from less than 10 in 2006, according to Freddie Mac’s latest market outlook report.

The supply shortage dates back to the Great Recession, which dealt a major blow to new home construction. Since then, construction has slowly increased, but failed to keep pace with demand, resulting in a shortage of at least 1.5 million homes.

Realty News Report shares, "Austin ranks as the top apartment market in the nation, according to a new study by Realtor.com.

San Antonio, located about 75 miles from Austin, also ranked near the top of the “Top 10 Markets for Renters” – a Realtor.com report naming metros that earned high praise for their rental affordability, availability of leasable units, economic growth projections and shorter than average commute times.

The survey says Austin, Oklahoma City, Okla., Birmingham, Ala. and San Antonio nabbed the top four places, respectively, in the overall rankings. The 10 top-tier communities – all located in the South and Midwest — placed highest in the nation for their encouraging rental and related attributes.

RentCafe, an apartment listing service that conducts research on the real estate market, posted its annual rankings of the best cities for renters earlier this month. Its rankings were determined by looking at 20 different metrics in three categories–cost of living and housing, the local economy and quality of life.

Newsweek writes, "Austin, Texas, led the nation in dropping rent prices for the month of June, according to a new report from Realtor.com.

The South generally saw a surge in housing units as more builders target the area because of mass migration post-pandemic.

After Austin's year-over-year rent drop of 9.5 percent, San Antonio, Texas, and Nashville, Tennessee, also saw significant rent price decreases of 8.2 percent and 8.1 percent, respectively.

Americans have a pessimistic view of mortgage rates, which can further hurt an already supply-starved housing market. JAYK7

Austin Business Journal shares, "Americans expect high mortgage rates to rise even more in the coming years, a perspective that could further dampen the housing market.

The Federal Reserve Bank of New York’s SCE Housing Survey found Americans expect mortgage rates to climb from just under the 7% they are now to 8.7% a year from now and 9.7% in three years — the highest recorded since the agency started asking Americans that question in 2014.

Austin was one of the top three U.S. metros that saw the most significant rent declines in November, a new report says, and some experts believe the trend could continue into next year.

Austin experienced a 5.4% decrease year over year, with a median asking rent of $1,575. That's according to Realtor.com’s recently released November Rental Report. The other two metros that had the most significant rent declines were Orlando, Fla., (down 6%) and Dallas (down 4.1%).
