Austin Business Journal reports, "Hutto’s wave of housing construction shows no sign of slowing, with two new projects in the works for the rapidly growing community northeast of Austin.

The two projects, discussed at a Hutto City Council meeting earlier this month, would add hundreds of housing units to the rural city, where the population has more than doubled over the past decade.

The first of the two projects, known as Meadowbrook, is being developed by Columnar Investments, said John Landwehr, Columnar’s Colorado and Texas executive director. Meadowbrook would rise on roughly 88 acres along Farm to Market 1660 on Hutto’s southeastern edge.

For now, plans for Meadowbrook call for around 325 to 370 attached and detached single-family homes, Landwehr said. Floor plans haven't been set yet, and Columnar is in the negotiation process with undisclosed homebuilders to purchase land to build upon.

Columnar hopes to begin construction near the end of 2025 or beginning of 2026. The construction timeline is dependent on many factors, Landwehr said, but “you should be able to get through this deal in three to four years.”

The second project is known as Urbana Limmer Loop and is being developed by Atlantic Urbana Acquisition Company III LLC, the address of which matches that of Austin-based Urban Moment Development. A representative of Urban Moment Development wasn't immediately available for comment.

Located on about 16 acres in Hutto’s extraterritorial jurisdiction off Limmer Loop near State Highway 130, the Urbana project would consist of for-lease single-family homes and duplexes. Plans call for 170 buildings to be constructed with a total of 225 units, according to the project’s development agreement packet.

Why Hutto?

The planned new developments would help support the city's fast growth. Hutto's population more than doubled from 14,698 residents in 2010 to an estimated 38,765 in July 2023, according to the U.S. Census Bureau. Williamson County as a whole has been booming as well, with its population climbing from 422,679 in 2010 to an estimated 697,191 in July 2023.

“Hutto went from a small town city to a growing suburban city,” Landwehr said, adding that the decision to purchase the property was influenced by that trajectory.

Much of the growth is being propelled by the county's increasing industrial base, which includes Samsung's massive semiconductor factory under construction in Taylor just down the road."
