Austin Business Journal shares, "Elgin’s housing boom is set to continue after City Council approved an amendment to a previously approved development agreement that will allow the developer to build more dense housing in an upcoming master planned community.
The original development agreement for Southside Meadows, as the development is called, was approved in May 2023 and would have seen 526 single-family homes built, but that number has swelled to 763 with the amendment approved Sept. 3, according to the meeting agenda. The homes are being planned as developers descend upon Elgin to build thousands of new homes.
Developer Hariharan Kuppuraj owns the 174 acres where the master-planned community will be built along County Line Road, just south of State Highway 290 on the Travis County side of Elgin, a city divided between Travis, Bastrop and Williamson counties.
Of the 763 single-family homes, 457 will be built on lots with 40-foot frontage, 123 will be built on lots with 45-foot frontage and 183 lots will be built on lots with 50-foot frontage.
In addition to the homes, Southside Meadows will be home to 3 acres of parkland donated to the city, and amenities include a children’s play area and pickleball and basketball courts.
Southside Meadows is another in a long line of residential developments in Elgin, where the population grew from 8,135 in 2010 to an estimated 12,304 in 2023, according to the U.S. Census Bureau. That's not as fast as other Austin suburbs, but the city is starting to feel the effects of a boom on the east side of the metro fueled largely by Tesla's gigafactory.
Elgin is about 25 miles from downtown Austin.
A few ongoing residential projects in the area include Pflugerville-based Qualico Communities developing a neighborhood near Elgin that could yield 875 homes; Ashton Gray Development building 772 single-family homes, 182 townhomes and 19 acres of mixed-use and multifamily; Blossoms Development LLC plans to build more than 1,800 single-family homes and hundreds of multifamily units; and The Katy Elgin LP developing an affordable housing project.
Retail also is following those rooftops. Austin-based American Ventures is planning a 60-acre development that would bring an estimated 349,000 square feet of retail space to the city."
