Austin Business Journal writes, "The Austin Business Journal recently revealed that the metro's wealthiest ZIP code is in the core of the city: downtown Austin.

But what about when you venture outside of city limits? That honor belongs to Cedar Park's 78613 ZIP code, which came in at No. 18 on the list.

American City Business Journals, ABJ's parent company, used a weighted formula with numerous factors, including per capita income, home equity, typical home value, estimated savings and poverty rate to determine the wealthiest ZIP codes.

That determined that wealth looks different in the suburbs. The 78613 ZIP code, which roughly spans north from the Lakeline Mall off Farm to Market Road 620 to New Hope Drive, has a per capita income of around $52,000 and a typical home value of about $500,000, according to the data. For comparison, downtown Austin's per capita income in 78701 was pegged at $125,939 and the median home value at $732,330.

That comparison comes at little surprise as Austin's rising home prices have pushed much of the newer and cheaper builds to its outskirts, opening up opportunities for homebuying to younger generations. That's reflected in the data, as the median age of people living in the 78613 ZIP code was 37, and 53% of the population has a bachelor's degree, according to the data.

Cedar Park, which is about 20 miles northwest of Austin and has an overall population of 78,000, is emerging as its own economy. The city has become a corporate hub, with headquarters for high-tech companies such as Firefly Aerospace Inc.Hyliion Holdings Corp. and several companies in the semiconductor supply chain. It's also become a hot spot for entrepreneurs, entertainment options are up in the H-E-B Center and Cedar Park is attracting large-scale retail projects like the Nebraska Furniture Mart mixed-use project.
