Austin Business Journal writes, "while housing starts across the Austin metro have retreated from pandemic highs, large residential communities continue to be pushed forward, especially in areas expected to see rapid population growth in the coming years.

That includes on the fringes of the emerging "metroplex" between Austin and San Antonio. An approximately 1,185-home subdivision called Haney Park is proposed for 245 acres in Hays County. It would in the extra-territorial jurisdiction of the small city of Uhland, between Cotton Gin and High roads, according to public documents.

Community Impact Austin reports, "while homes in cities across the Austin-Round Rock metropolitan statistical area have been hit with high interest rates in recent months, data from the Austin Board of Realtors shows that the market is continuing to stabilize.

According to July ABoR data for the metro, closed listings increased 0.6% year over year to 2,815 sales. Homes spent an average of 59 days on the market—37 more days compared to last year—and the number of new listings on the market also fell, but active listings and overall home inventory increased. Additionally, median home prices across the metro is down 10% for an average of $462,000.

CultureMap Austin writes, "real estate experts now have a much clearer picture regarding the resilience shown in Austin's housing market. The latest Austin Board of Realtors' (ABoR) report revealed that July 2022 was when the Austin-Round Rock housing market initially started stabilizing. If current trends continue, ABoR says 2023 will have a "strong finish."

"We now have a direct year-over-year comparison of when our market began stabilizing, and the big fluctuations we’ve previously seen have started to even out," said 2023 ABoR president Ashley Jackson in the report. "Potential buyers who have been on the fence about purchasing a home should know interest rates are settling, and now is the time to act."

Community Impact reports, "the Hays Central Appraisal District released its preliminary appraised property values April 13 and began mailing out appraisal notices to Hays County residences April 18. The overall market value within Hays County increased by 24%, or $13.54 billion, from 2022.

The preliminary data indicates a 16.11% increase in residential market value across Hays County, or an estimated $111,000 increase from 2022.

The county also saw a 31% increase in the value of commercial and industrial properties from last year; multifamily residential saw a 28% increase compared to 2022.

For the Southwest Austin market, median prices continued to increase 5.4% from October 2021 to $575,750. (Weston Warner/Community Impact)The latest Austin Board of Realtors report shows prices in the Southwest Austin housing market continue to increase while the number of sales continues to decrease.

Although the Austin housing market continues to show signs of stabilization, with fewer sales and more available inventory in the markets, prices continue to be higher compared to last year, according to the October ABoR report.

According to Austin Business Journal, "There’s another industrial development sprouting in the fertile I-35 corridor.

Mississippi-based EastGroup Properties Inc. broke ground Sept. 12 on Stonefield 35, a 275,559-square-foot project in Buda, the company announced Sept. 22. The development comes amid impressive growth, especially for industrial space, in the corridor between Austin and San Antonio.

The development will be built on about 21 acres at the northeast corner of I-35 and Robert S. Light Boulevard. EastGroup is constructing three buildings with varied dimensions.

The largest building will be 148,233 square feet and equipped with 51 dock doors and two ramps, according to marketing material. The building will have 195 parking spaces.

A major real estate investor in Austin has acquired a sizable apartment complex in the fast-growing suburb from a prominent developer based in the city.

Palladius Capital Management acquired the 342-unit, located in Kyle from Endeavor Real Estate Group, which completed the project earlier this year.
